O yeah, middle GA is fantastic location wise. Cost of living unbeatable. Houses are still amazing, and the schools rate great. It's a hidden gem.

Checked out Tattnal ew months back nothing happening late afternoon So Played there at Rythm and Rally! great spot !!!! Even got a few games with the Mayor of Macon ! :)

Let's face it, at the end of the day, Warner Robins is a cookie cutter boring suburb. I live in a 100 yr. old home in Macon and love it and the neighborhood, so much diversity and culture. Warner Robins is great if you don't really want to get to know your neighbors and do the whole suburban thing. Macon is the place for you if you really want culture, nature, history, architecture and get to know your neighbors...and have a nice cocktail on the front porch.

How much land? 4000 sf house on a 6000 sf lot? lol Edit- Also an HOA. So enjoy those fees and asking “permission” to fly anything including an American flag. For VA loans - you have to live in it for 1 year and then you can buy another home using your VA loan and rent the other home out. P.S. - that’s what I did :) and the homes are only 5 minutes apart. If you’re active duty and just buy a home and get PCS’d a month or two later, you can use your VA loan again immediately in whatever state you get PCS’d to. There’s caveats. I got you 🤝

For VA loans - only allow VA buyers that can assume your VA loan. (In my professional opinion) That veteran’s entitlement will then transfer to the new loan which releases any seller’s entitlement that they’d have to worry about down the road.

FHA MI - it’s based on .55% of the loan amount so 300k loan times .55% is $1650. Then for your “per month” cost it’s $137.50 per month. If you put greater than 10% down, after 11 years that PMI will drop of. Pro tip - if your home increases in value significantly, you can refinance into a conventional and remove that PMI saving you 100s per month.
