You mean that if you randomly find a note left in your home, you're not going to pick up the note and read it throughout (LOL) Remember if this was a legitimate note that Patsy did not write herself. It could have been a love note left by her husband John, for Christmas morning. Another fact that Jonbenet's ponytails and her hair bows were left in from the previous night. I don't think that either JonBenet or Patsy went to sleep that night at all. As Patsy was completely dressed in the same clothes and makeup as the night before. If you guys/gals do some more deep digging into this case, you will probably come to the conclusion that its highly unlikely that the parents did this. Also, no way on earth a 9 year old Burke did this. Think about it, he brutally smashes his little sisters head, ultimately killing her. The parents, in an attempt to cover for Burke carefully orchestrate a gruesome strangulation with a garrote, sexually assault her, use a stun gun, and craft a ludicrous note with pen and paper right out of their own house without leaving a trace of evidence.

    Too many things happened while the Ramsey's were supposedly asleep: the child gets up and eats pineapple in the kitchen, a flashlight is left on the counter, she goes back to sleep and wets the bed and someone changes her clothes and throws them in the hamper, she's taken down to the basement where she's molested then bludgeoned, all the while the parents are tucked in bed.

      @@FrankinDallas This area is unique in how it was once the luxury capital of the universe. There were once four malls competing within a 1.5 square mile area if Sakowitz Village is accounted for. There was once a Bloomingdales at Valley View, a Saks and a Marshall Fields at The Gallery Dallas, a Neiman Marcus and a Lord & Taylor at Preston Wood Town Mall, and a Sakowitz at Sakowitz Village. Add to that the large number of Furniture and Furnishing stores west of the Galleria in Farmers Branch and the 200 restaurants and 3000 hotel rooms in Addison and one had a ridiculous amount of retail. The city of Dallas has never helped this area, but perpetuated the slum it is fast becoming. Plain and simple.

      Who said it will be office buildings? The zoning allows for buildings up to 40 stories. Campuses are the opposite of an urban downtown-like development. Legacy West - a suburban-style office park isn’t what they’re going for.

    • @WilliamJones-sf5pt
      @WilliamJones-sf5pt 5 หลายเดือนก่อน

      @@214dude2 Good luck with making a development work without attracting a corporation or two as anchors. Personally, why is the city of Dallas sticking its nose into it? Those amateur real estate experts are trying to gentrify the whole city across the board which, if you think about it, is just the opposite of gentrification. If no corporations, no development. Might as well just break it up piecemeal and let it develop as unplanned in-fill. Scott Beck needs to leave his legacy in Frisco where he can find friends.

      @@WilliamJones-sf5ptlol, the never filled due to overbuilding and the 1980s crash. Suburban-style campuses are completely the opposite of what this development is planned to be. Dallas is a city, not a suburb.

    • @WilliamJones-sf5pt
      @WilliamJones-sf5pt หลายเดือนก่อน

      @214dude2 I disagree. Dallas started off with two downtowns. One was served by Main Street and the other Jefferson Blvd.. This is because, during the rainy season, the Trinity flooded for a good length of time to cut off people in downtown Dallas from those in Oak Cliff. Meanwhile, completely cut off from the city of Dallas by three railroad yards (look at an old map) Elm Street became the Main Street of an area later known affectionately as Deep Ellum. This served as a main street for African Americans. Moving out further north of the city, if it is true that Highland Park Village is the first planned retail center of its kind, then it could also be called the very first Uptown. The reason why is because the development was intended to serve as the town center of the city of Highland Park as it also came with office space. Business executives from downtown argued the ethics of such a development. Citizens in University Park located further north referred to Snyder Plaza as 'Downtown Snyder Plaza.' If desiring to appreciate the city for what it truly is, one needs to slice Dallas into Main Streets anchored by horizontal iconic shopping centers and not downtowns anchored by skyscrapers.

    I want to disagree with the guest. The 6% in the scheme of things is nothing. I do Think that as prices rise so should a brokers money. If a market has doubled in price it is going to cost a lot to live, even more to market the home as cost of printing and photographers is likely to rise etc. why should a realtor be punished and paid less for it? I am not a realtor nor want to be, just see the increased housing cost and with it the general cost of living increases to allow an agent to get a raise to compete. The top agents with the best contacts are still gonna get the most expensive homes and the new agents will still have to hustle for the cheapest homes as they build their Rolodex. Can you imagine a starting agent making say 1% of a 150k home in the worst neighborhoods? If they are extraordinary people with tons of charm and door knocking will only net 30k. If their broker takes 40% That’s rough to live on today. Of course we are seeing the traditional brokerage model die with the internet and fathoms of the world

  • @heyheykatrina
    @heyheykatrina 8 หลายเดือนก่อน

    And I agree that new agents need to have more real world experience. I have a close friend that just started (part time) with a large luxury broker and they gave her a mentor that is successful and seasonsed. But, during her first transaction, my friend was coming to me for help on how to handle everything. I am not even with the same broker. Her mentor was too busy to assist her very much apparently. When I started I was lucky to have had Keith Cox add me to his team. It is unfair to "learn on the backs" of your clients who trust you as an expert.

    The important information is explained at th-cam.com/video/m_u5J_2V-eE/w-d-xo.html. i.e. If your home has been apprised by the county at market value then the correct value to have that appraisal based on is Jan1 and NOT Jun1 which is at the height of the market cause everyone wants to move in June so you need to tell your realtor to grab the comps from Jan1 or as close to that date as possible. If your county appraisal is below your market value as is the case for long time owners then there's really nothing you can do because the difference between county assessed value and market value is huge and you'll never find enough necessary work to be done to your home to reduce its market value below county assessed value. This is why the SOBs appraise your property at %110 because its the maximum allowed by texas law and if you're not already assessed by the county at market value then they're gonna want to get as much tax out of you as is allowed by texas law.

But I just have a hard time imagining not only standing united with your spouse for such a violent crime so that you maintain the facade of a good life, but manipulating the crime scene and desecrating your beloved daughter's body for a crime your spouse committed. I'd want to keep up the image, sure, but I feel like my loyalties would lie with the child I bore versus the husband I now realize is capable of murder. - Shelby

    I decided to type in my last name and came across this video. Didn’t know he, my brother, had done this interview. Why don’t you now have our Dad on. He is retired and can tell you better about the past and the projects Dad was the lead on not him or others at MasterPlan as our Dad built the company and gifted it to Dallas and then there is more to the story on that I’ll just say. Let me know bc I’m sure Dad would love to come on and do several episodes. I am the one who sees Dad and takes care of him and can get him there. He’d love to do that and like I said can fill in even more details about guess father and the city since the 50’s.

    I mostly agree with him but he completely misses the mark with his take on upzoning single-family neighborhoods. The vast majority of Dallas is zoned for single-family housing, the stuff he claims to support literally cannot happen on a significant scale without addressing that. It's not "changing the rules of the game" to recognize that our land use policies are terribly wasteful and anti-free market. It's ridiculous that we enable such an entitled attitude among homeowners who know for a fact that their neighborhoods wouldn't exist if not for government mandate. If someone wants to build a duplex or triplex on their property, that should be THEIR decision to make, not their neighbor's.

      Thanks for your take Dbear and thanks for watching! Do you think Dallas' troubled land use policies are best solved by government mandate or homeowners themselves? It's a complex dilemma for sure.
