    What lubricant do you recommend for the hinges ?

    • @butlercontractingbastrop
      @butlercontractingbastrop 4 วันที่ผ่านมา

      @@christineneyer6661 we suggest using gun oil or a PB Blaster/Teflon spray with graphite. The Teflon spray with graphite works well to lubricate and keep things moving. You can find this at most big box stores. If you live in an area that has a lot of dirt and sand blowing around gun oil typically works better because the dirt and sand will not stick to it and cause issues with the hinges. Good Luck!

      We dipped these pockets in oil based stained. Once the fence was installed we stained the fence. We do dip them in a clear sealant if a customer doesn't want to stain the fence as well to help protect the pickets if a customer chooses not to add a rot board to the fence.

    Thanks for the vid.. Can I ask you if you have run into Liftmaster CSVs having issues with motors? I had one installed years ago and have had to change out the motor twice. The symptom is when the gate first starts to slide, it shudders and shakes for the first foot. Then it rubs smooth util the last foot of extending and then it shudders and shakes again. Most of the time it reverses as if monthsyears but my last motor only lasted something had been in the way. The alrm goes off sometimes and then the gate stops working.. I -change the motor and it works perfectly.. I would not mind changing the motor every

    • @butlercontractingbastrop
      @butlercontractingbastrop หลายเดือนก่อน

      We have not had motor issues historically with those units. There are times that circuit and mother boards go out on them. It could be an issue with the unit perhaps something is defective. It should be covered under the 7 year manufacturer warranty. In addition if it is a continual issue perhaps something is going on with the way the gate was installed and that is causing additional stress on the motor causing it to fail overtime. Having a certified automatic gate technician diagnose the problem would be best. We hope you get it figured out those are good units we install them often. We have never had to change a motor out on them that I can recall.

      The post is galvanized so it is protected from rust

    • @butlercontractingbastrop
      @butlercontractingbastrop 2 หลายเดือนก่อน

      Good point metal will corrode overtime. There are a couple of reasons concrete or stone is not used. The upfront investment and labor to build with that materials for most people is not affordable. In areas like Central Texas the ground has unstable soils so the footing required to even create a column to hold a fence long term is substantial and not cost effective. In our area you would be doing repairs more often than changing out metal posts. There are still some original stone fences in place from the settlers that are impressive to see in the area. That was a lot of hard work back in their day.

    • @Underabluesky
      @Underabluesky 2 หลายเดือนก่อน

      @the_reverse_flash8124 the thickness of the zinc coating and the type of soils determines the rate galvanized fails. Some galvanized rots as fast as steel. Galvanized is like pressure treated..it only slows the rot.

    Ok where the fuck do you love that hurricane Katrina comes every other week what the fuck wood post are perfectly fine and there are a plethora of ways to conserve posts in soil I mean pressure treated wood? • @butlercontractingbastrop
      @butlercontractingbastrop 2 หลายเดือนก่อน

      There are ways to try and preserve wooden posts. However, they do still deteriorate and when they do they lose structural integrity. When you factor in all the labor and materials to seal a wooden post and set it in concrete we can drive a Postmaster in the ground for less cost and the customer has a better quality product with a warranty backed by the manufacturer.

    My Amazon purchased Topens gate system has been working very well here in Alaska. 1/3 the price of Lift Master. I use it on a 10' 350lb gate at my lake house property. Solar Panels and 2 12v batteris comprise the power source. I installed it myself. RFID- Keypad - Fob- or Switch can control the gate. Fob works 500' from the gate using their wireless kit. The only drawback is it doesnt work below freezing temps. In the winter I simply mechanically override the actuater with the T wrench and disengage the actuator and operate it manually. Im going to use 12v pad heaters this winter to keep the actuator arm warm, but for less than $500. Im on year 2.

    Alan, there's plenty of good information you've provided. However, most municipalities in Texas have adopted the 2021 IBC, which references the 2021 International Swimming Pool and Spa Code. Section 305.2.7 in the 2021 ISPSA does indicate the approved use of chain link with an opening size in the chain link to be a maximum of 1 3/4".

    • @butlercontractingbastrop
      @butlercontractingbastrop 6 หลายเดือนก่อน

      There is definitely some interesting controversy on this topic. However the state legislation says otherwise. It specifically states a fence around a pool cannot be chainlink. I think where the confusion lies is that there cannot be a gap or cutout in a fence where it can not exceed 1 3/4 inches. The Texas legislative code then goes onto state the construction of a chainlink fence around a pool as a primary barrier is illegal if installed after January 1, 1994 the local IBC municipal code doesn't supersede the Texas Legislature. If there was a lawsuit related to an incident it would likely not hold up in court and there would be several civil lawsuits that would likely result in large payouts. statutes.capitol.texas.gov/Docs/HS/htm/HS.757.htm

      In our area code doesn't require them to be anchored to a foundation. While we would prefer a footing anchored to a post base the customer wanted to have it on blocks to be able to level it as the home shifts. There are unstable soils in our area in central Texas and this is a common practice.

    • @butlerbrothersoddjobs3052
      @butlerbrothersoddjobs3052 8 หลายเดือนก่อน

      Unfortunately it's going to happen and the best way to minimize the gap is to install them as close as possible so when they dry out they have minimal gaps. In addition. The supplier of the materials can play a factor as well if you can buy boards that are drier it helps installing very wet wood will have more shrinkage.
