When prices went up, the market went to sh*t. Buyers not keeping up with payment, Distress sales, sellers not being able to sell, etc. Why do we all of a sudden think prices will go up again? Clearly it's not healthy for the market. In my opinion the market is still over valued in most places. Stop the mortgage fraud, and money laundering and most of these over valued markets will take a major hit. Canadian real estate was built on fraud.
Wont the boc HAVE to significantly reduce rates to avoid a complete housing market/ economic crash???? A lot of monthly payments will go up a thousand dollars and more, most mortgage owners simply cannot afford that.
“Distress sales will spurn more buyers”??? Yah dah… if house prices drop 50% , there will be more sold- moral of the story : prices need to drop 50% and interest rates need to be at historical averages of 6% +

Live within your means! If you are not eligible for leasing a Kabani listing, you have a mindset/habit of over-extending your credit. Why? Accept your reality, stay in your financial lane and you will be less stressed vs. Trying to be somebody you’re not. Drive a Toyota instead of a BMW or Mercedes. Lease a simple practical home that is more affordable vs. Some luxury designer high end place that is a better fit for somebody else. The goal of public school comes down to 1 word: Resume. If you finish highschool then you have resume X, if you finish college or university then you have resume Y or Z. It is just so you can be a tax payer/consumer, but mostly just a tax payer. Financially literate people pay less taxes, which cuts into their cash-cow. Equity is worth more than cash!

Financial wisdom should be taught in school, however since Canada is a tax based country, the education system teaches people how to get a job and be in debt so they MUST go to work which in turn generates taxes which trickle to the “crown”/king overseas. Example: people are not taught how yo be financially independent. They are expected to go to college/university and start the debt cycle(trap), then once you have that education and years of large debt that go with it, you will now need a decent vehicle to get to your new professional job further adding to your debt. Now that you have 2 large debts, you will be at the age where you are likely to get married and have kids furthering your debt and reducing your ability to dig yourself out of it. The icing on the cake is the MORTGAGE that just buries you. Within a few years now you will need another car and the cycle has you trapped so you MUST work thus trickling the taxes along. I believe the word “mortgage” is latin based and means “debt until death” which is why it sounds similar to “mortal” and “morgue”. If people didn’t have so much student debt, car debt and got their houses paid off, they wouldn’t need to work so hard and stress as much, but then they wouldn’t be slaves to the king and his tax system…

Never rent in ontario. Law is on tenants side. 6 months hearing. Lucky if get an eviction and then tenant still has months to leave and then sheriff another 3 months. Including all lost rent legal costs over 15,000 dollars. This is why housing shortage.

I recently used time of the essence to cancel a contract after 5 months of escrow. First, the buyer asked for concession . Next, they asked for a 10-day extension. After that, they removed one buyer and replaced them with a new buyer. Meanwhile, it was going on 4 months. Then, the attorney called to say they do not agree with the time of the essence. I was so angry and tired that I told my attorney that I'll give them back their downpayment. They finally agreed, and the contract was finally canceled because they could get the final closing from their bank. A week later, my listing agent called, stating that the bank called saying that there were some changes to the FHA deal that would allow the deal to close and if Im interested in opening the deal. Which would take about 7 days. I'm lost. Should I give them a second chance or just start all over.
Should people who lives in nonprofit housing share their spaces with family members in needs right now because of the the hard times most people are overcoming.!
