    Wild conversation. My partner and I bid against them for this site when it was purchased in 2020. There is not a lot of land in the area that will allow this use. This facility is not worth $10.5M, however, you guys have a very limited knowledge of this market. There are thousands of undeveloped acres in the area, but most of this land is controlled by large residential developers and entitled for master planned communities. Similar 10-30 acre unimproved tracts have CCRs and commercial use is not an option. A Affordable is their own worst enemy because of their competing site to the West that targets the exact same customers. HOAs will eliminate the opportunity for owners to park their boats and RVs at their home so this site will do very well as the density in Waxahachie and Midlothian continues to improve. Flexbase parking surfaces are widely accepted here and our customers do not complain because these folks aren't running class A RVs. This site is attractive at ±$7.2M

    You guys obviously have not been to this hotel. I actually was on the team that designed it. It is booked out 100% all winter for all 28 rooms not 15 that you all stated. The rooms book out from over $2800 to $4000 per room a night in the winter. It gets booked out for wedding party all the time. You have low staff due to small amount of rooms. It is not hard to pull permits in Park City as I do it all the time; it’s all about presentation to assure it fits into the natural surroundings. It is walking distance to the ski resorts that are linked to the other ski resorts. Also you all are missing one important factor, it will be at the center of all the Olympic events and whoever buys the hotel will be able to pay off the hotel with one night of the Olympics.
