They need to cap all at 2%, or 2% and 4%(non-exemption). Most people income only increases by 2% per year. As for the 4%, they will pass that on to the renters. Renters can't afford that increase, that y they rent.

I don’t fully agree, there is PLENTY of new construction within the 610 loop and surrounding 610 as well. I bought a brand new 3,100 sqf house in The Heights for under $700k only three years ago, I still live in this house, yes price went up but my house is still under $1m and you can definitely find brand new homes for $600k-$700k all the way up to $3m in The Heights.

Houston Native here! The school district was deplorable, in the inner city (East End) when I was little. We moved and wow! 🤯 what a difference it made. My family and I moved into a much nicer neighborhood and are all the better for it. I moved back to Houston in 2013 and it was a fun and crazy time (Had my apartment flooded out in 2017, with Hurricane Harvey) I didn’t want to move, initially, but, understood that the instability, the overcrowding, the dismal workforce landscape etc. were sufficient enough reasons for me to leave. With my background in Accounting, I’ve managed to secure a great job with the opportunity to grow and although no place is perfect, it was for the best to have moved. Plus, visiting Houston, again, in the summer…. I don’t miss Summer in Houston. That humidity and heat is unbearable.
