Lol #4 is my house. Just bought in October. Needed shelter in Jersey and apartments weren't cutting it, so I had to sacrifice some stuff. Have replaced water heater October, and newly redecked/shingled roof in December. Pipes need to be addressed but other than that its been good!
Your realtor should be giving you the disclosure statement anyway. But ask for it before the closing documents. Just Know this, while owners are suppose to legally tell the truth, they dont. I found out alot of little things about the house after the fact. Nothing major necessarily, but the owners lied on the disclosure statement. In addition, I told the seller to remove a floor model tv in the basement it was put in the contract and they did not. They also left a washer and dryer that I told them, via the contract, to take with them. They did not. Thats three big items. A washer, a dryer and a floor model tv that I became responsible for removing. The movers voluntarily removed the floor model without charging $ (well I gave them an extra $20 bucks) to the curb, but they didnt have to. Normally this would cost more. In addition, the owners stayed in my house 4 extra days beyond the contracted move out day and did not pay to rent those for extra days. When the woman came back to get her cat making excuse as to why the contract wasnt honored, I bore down on her hard. The next thing I know they changed their phone number. Also, The shed in back of the garage was broken which contain some yard stuff I didnt want and I.m almost certain the owner came during the night and did that, the lock on the shed had been cut, and took some things. I was a first time home buyer back then, and even though I took 3 home buying classes, this part wasnt covered in the classes and knowledge came as the result of experience, and yes I did get sn inspection with a reputed inspector. I didnt know alot and my agent was tired of me and just wanted to close the deal, as I had been searchung for a while with her. The option would have been to sue them for breatch of contract or rescind the house offer within 3 days of possession, but who wants to go through all of that. The breatches were minor, but never should have happened. I m a lot wiser now. But just know a piece of paper isnt going to ake someone anxious to get out of a house tell the truth. The disclosure said that owner "doesnt knowingly no of any damages", Thus if taken to court their claim could be that they didnt willfilly ignore the damage, they just didnt know it was there.
I live in an area in San Diego, where flips are continuously happening a lot of the employees are not from a talent pool. They have no idea what they are doing. There may be a lead engineer on property, but the workmanship is just pure garbage. I witnessed a Home that recently received a new roof before being sold the investor wanted that new look, a black roof I cannot believe they spray-painted the gray tile with black paint to make it look more desirable. They fix the crack in the driveway and painted the concrete with great paint to make it look new. It’s pure garbage. I’ve never seen shotty work. The new legislation in California is requiring all work to be permitted and inspected by a city official. Let’s hope they follow through with that promise .

I would add wallpaper as a #6. It starts to peel off when it gets old, many designs give the eyesore effect, and it's difficult to remove if the buyer thinks it's ugly. Painting walls a solid neutral color is always a winner.
With the cost of housing, Americans will buy any house that's actually affordable.

I would buy a old house before I buy a new built anytime, because those new built are poorly made. They will fall apart in no time.

What a hit piece coming from New Jersey
Me and my husband nearly bought a cute little house in a flood zone when we first got married. It was a foreclosure and was about 1/3 the price of similar houses in the area. We passed bc I was SO AFRAID of it being in a 100 year flood plain. The next year that entire area for MILES all around was under 2-5 feet of water. We DODGED a bullet.
I had my house paid off and then I inherited 100k in 2008. I bought a condo in Vegas for 70k now worth 220k HOA is 230. monthly that includes water trash sewer and all outside Maintenace swimming pools etc.. I rent it out for 1300 a month...stereo typing can often be Toxic.
Generalized statements get you into trouble. Don't buy a home over 100 years old? One of the best-built homes I purchased was built in 1899. I gutted and redid another (1900) as it was in a historical town where 80% of the houses are over 100 years old. We should scrape the 300 homes that make up this town per this video. Flippers can be good or bad. It is the same discussion no matter who updated the home. This is why comprehensive home inspections should be promoted.

You are saying the truth. Florida not only has a high home tax bill, but you also have a lot of Homeowners Associations making your life a living hell. That can relate to nightmares with these people. The other thing when shopping for a home is that you don't buy a home that has a CDD, which translates to an additional tax that is Non-ad-volorem non taxable tax when doing your taxes, it is added to your home mortgage bill. In essence developer build a community, and they pass on the cost to the new homeowners, which can be as much as an extra $3000.00 dollars a year. The doctors here if you are a retiree from up north especially if you are a Retired Police officer, firefighter or a civil service worker from up north New York, New Jersey , Conneticut, Pennslvania you are not going to find doctors that accept the medical coverage. I've lived in Florida for 6 years, and I've been contemplating moving out. Insurance rates are probably the most expensive compared to other states. You have said the truth. Insurance companies are raising insurance rates because the governor has not put in place a law that prevents insurance companies from raising the rates. Governor DeSantis is not as everyone puts it, He is not a great governor. Take this from a New York retiree( Retired Police sergeant from NY). Do your homework before retiring to Florida is not that nice. The summer months can be downright extremely hot, wet, humid, and nasty. The colder months can be really nice, but that's all Florida has to offer.
I am an old man. I have seen houses which were old when I was just a kid, houses built in the last couple of years, and everything in between. I have never, and I mean NEVER, seen an actual lead pipe. Where are these places with lead plumbing?
In my opinion, a housing market crash is imminent due to the high number of individuals who purchased homes above the asking price despite the low interest rates. These buyers find themselves in precarious situations as housing prices decline, leaving them without any equity. If they become unable to afford their homes, foreclosure becomes a likely outcome. Even attempting to sell would not yield any profits. This scenario is expected to impact a significant number of people, particularly in light of the anticipated surge in layoffs and the rapid increase in the cost of living.
I suggest you offset your real estate and get into stocks, A recession as bad as it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short-time buy and sell opportunities too. This is not financial advice but get buying, cash isn’t king at all at this time!

I'm disabled and work at a call center up on Lake Superior. One of our accounts is a big air conditioning company in South Florida. Wow I can sense the heat stress from here. People are crazy without their AC. I have zero problems with our long winters. It's sadly comical pretending to relate to these people. (Shhhh, The winters are terrible and the bugs are even worse lol Don't move here it sucks;)

We had a plumbing company that specialized in renovations of antebellum homes in the Tennessee area. My God. The work required was sometimes more than the house was worth. Everything from hand dug crawl spaces inhabited by insects, reptiles and critters to wall studs that were rotten. Buyer beware.

Ya the market is not like that over here at all. Waive inspection in GA? I would laugh in the sellers face 🤣🤣 I would buy a house though, never listen to these people. If you can afford it buy it. They gonna have you waiting forever. So called gurus have nothing to lose. I can predict whatever I want doesn’t mean it will happen. So if you can afford and have secured job buy buy buy
Nobody does the jobs that actually make a property better. Fix the grade, cut the crappy trees down, update the attic insulation, fix ALL the electric and plumbing issues, fix or maintain the windows and doors, deal with the specific weird problem that your house has, replace the driveway and sidewalks, build a deck worth owning, put in quality mechanicals, etc... None of this adds cash value to your home but adds real value and is what makes for a quality home or property. Realtors can't get buyers to see past this and end up selling a house with a pretty kitchen with a TON of issues easily adding up to 100k thinking they are doing the buyer justice. Then we wonder why many people are not happy with their new home. The fact is, most homes need around 100k to bring them up to the quality most people want.
You maintain and renovate your home for the same reason you bathe and brush your teeth. Its the right thing to do and living any other way is just wrong. It has nothing to do with money and has everything to do with making your part of the world a nice place. We can either have a neighborhood of dumpy houses or nice houses, its up to YOU. To make the world a better place its starts with looking in the mirror.
We bought a 100 year old home. We were redoing all the plumbing and electrical and gutting the whole thing. We are coming out ahead on the project though. We also don’t have any of the other problems that she talks about. I get ours might be the exception to the rule.

When your property goes up for tax sale, the township is required to notify the property owner. Why are't the HOA's legally required to notify the owner? It's crazy...

As someone who lives in Scotland, your American housing system is super weird and I'm sad for you. Obviously it's not a utopia, but the housing model from our 1890s tenements is great. Sure, they're apartments, but high ceilings, big windows, thick walls, spacious rooms, and the whole American (and I feel English) obsession with privacy is just sad - I keep a garden on my street and chat to all my neighbours and their doggos as they go by. We can just own our flats and get a management company - if they suck, we can fire them, or just do it ourselves. Plus the density from not being in sprawly single-family homes means our cities are walkable, and I have a huge park within view. Frankly our biggest fear in my neighbourhood is that people find out about it and Southern types move in with their money and ruin it for all of us :D

Florida has the best beaches in the country(as per TripAdvisor), no air or water pollution, green all year round, no droughts or fires like in California, no State Income Tax, low gas prices, a warm and beautiful ocean all year round
