@@pamelalawrence472 in the city of Atlanta i would need to research it unless you already know if there are any aesthetic ordinances or not. Can a MFG home even go where you are? You can call the planning and zoning, give your address where the home would be and ask if its zoned for MFG. housing and if there are any ordinances to meet

this home has ceiling vents. Note that all Live Oak homes with ceiling vents has R6 residential duct work standard. Carpet is easy to option out. For us our buyers lean more to carpet in beds only but when requested we can build without carpet easily.

How much, I think I am speaking for everyone when I ask that. I know prices are subject to change but people want to know an estimated price. I watch videos that put a price our their so customers have an idea, I feel that is very important. Thank you so much for the video tour it is a beautiful home.

@@lisalacy4285 where would home be going? I personally deal in 3 different states and prices can swing 10k easy. Sometimes less and many times more. I have tried pricing in videos and it burns us more than not. I know it helps to price but I dont like to be vague when it comes to pricing a home.

upgrade appliances are optional- we (the industry) were limited for a spell with appliance shortages. Our lot models were dressed with basic packages but the customer ordered homes came with upgraded. Fireplace options are available as well

Mark Jacob actually Mr. Mar we have Banks lending with better options than on a home. We funded and closed 102 homes in 2014 and on pace for 115 this year. Banks are lending and now is the time. Our homes actually have better walls and more upgrades cost per square foot than site built homes at a fraction the cost. These are not yesterdays trailers, these are tomorrows houses.
