    We retired and moved from out of state to Phoenixville a few months ago and are renting for now. It's great to be able to walk to town, the library, the theater, the bank, as well as two grocery stores within walking distance. A totally new experience for us! We are surrounded by great walking trails as well. This seems to be a very young town, however, so we are looking in nearby towns to buy a home.

    Bought a Toll Bros home in Maryland in 2005. Still live in it happily. Thank goodness I had an excellent home inspector...that was the key...worth the money to come out to inspect at different stages of build. Caught some major problems that TOLL did correct. Love my home and neighborhood!

    Don't have Private health insurance 4 month waiting list for mental health services. Expect to get arrested often for no actual reason. And they can take your kid away your child away from you for smoking pot and School truancy due to mental illness. And then expect your child to be abused in custody of the county. With an apology

    I lived in chester county most of my life, moved down to Florida years back at age 25, and I’m now 28. The main thing I will say is people in chester county take life way too seriously and are way too uptight. It’s very noticeable as is much of the northern states

    I love West Chester and it's a great suburban town and they are supposed to be working on the train to take ppl into the city. WC is close to everything ( Media, Delaware, Chadds Ford) from time to time can find an affordable house in a more working-class section of WC but if you have working class money you most likely will be out bided by ppl with a lot more money than you. You will also be competing with locates, ppl from New York and from all over the US for housing. You'll need good money for most suburban areas of Philly but this one more so.

    400k for a row home. But I like that it comes with a finished basement. But I am wondering about yard space why are they never fenced it that’s a major con. People want fenced spaces and privacy fencing

    I have grown a disdain for realtors in this current market. I’m sure there are decent ones out there. But Houses appreciating unsustainably and being unaffordable is not a good thing. And some realtors need to stop telling buyers to waive inspections, etc. as a first time homebuyer, the whole industry makes me sick

      I'm sorry you feel that way. You're right about housing appreciation - definitely not a healthy growth pattern and prone to future issues. While I do welcome your opinion, I want to also let you know that there are 2 sides to the coin here: buyers AND sellers. We're trying to provide info and showcase where there are positives, but that really depends on your viewpoint, and if that viewpoint is a first time homebuyer, I can definitely see how you'd feel this way. We certainly aren't telling people to waive inspections, etc as that puts undue risk onto them purchasing a home, BUT that's also the state of the market and there are many people going immediately to do that (waiving contingencies) to make their offers stronger. Hope this is helpful and I really hope whomever you're connected with is able to navigate this market well for you!

    I was born and raised in Phoenixville it's become a joke anymore. Mayor is full if himself, parking sucks, houses are overpriced, traffic is terrible and it's filled with drugs and drunks yet they sweep everything under the rug. It's all smoke and mirrors.

    As someone who was born and raised in the ville. It's nice to see revitalization however it's too much. Over crowded, overpriced homes, too much traffic and a bunch of drunks! Mayor is a damn joke as well! Save yourself the hassle and moves to Royersford or Collegeville.

    Oh, I forgot, when I sold my house three years ago, it was a 1964, California contemporary ranch, three bedrooms and two baths, Akron, and a half private, where there are only two homes in EAST GOSHEN with that privacy. Then we had a 1700 square-foot patio with a pool that was 18 x 40‘ long And a kitchen outside and when I was selling it I got comments from all the people looking and some of them were actually complaining about it for 550,000 just because the only thing that was older was the kitchen and two bathrooms every room had French doorsthat were home, and every window that you looked out had a beautiful view

    I lived in EAST GOSHEN for 35 years. Recently recently recently I was looking at homes in the 55+ community, three bedroom two bath with hardly any land at all and looking inside it looks like a drywall box. The only thing you see in the one room is a kitchen, and then three bedrooms and two baths nothing else to the house. They are on almost 900,000 and anyone that would buy that would have to be insane. Then I’m looking at four bedroom homes and a nice community and they want 900,000 1 million. How could people afford that with interest rates being so high and they jump the prices up so high it does it make sense. What is it all people that are paying cash are coming in?

    I’ve been looking for a new home around West Grove and I looked at homes in northern Delaware and the builders are asking outrageous prices. I’m looking for three bedroom 2 1/2 bath new no finish basement but I like a loft and high ceilings in the living room area With a decent size kitchen and living room area and they want like 700,000. If you’ve bought something that’s four bedroom three bath and you want a large living room and kitchen and something that looks pretty good, they want 850 and over and the back of the houses look like welfare, I think the builders are taking advantage and I don’t know who could afford these because 50 and older is half the market they say and they look for small homes. So how could younger people afford to buy these homes especially interest rates are real high I don’t understand. Some people on TH-cam are saying the markets going to crash and summer saying the houses are going up more this year they try to tell ECONOMY good with jobs and GDP, but that’s a bunch of baloney. The GDP is only higher because of inflation, and the job numbers are higher because people lost their decent job and they’re working 2 to 3 jobs.

      Pottstown was thriving back in the day when Phoenixville had prostitutes' walking up and down bridge St. Pottstown is not trying to turn it's self into Phoenixville it's trying to get back to what it use to be. I remember when delivery drivers did not want to deliver to the northside of Phoenixville.

    Was this about real estate or a hype video for Chester County? Here is the truth. Great area but very expensive. WCU tuition is high. Cost of living in WC is high. Home prices high but they have kept their value. The downtown part of WC has improved over the years but the older part of the borough is rough with plenty of crime. You could do better with more square footage in Lancaster County. Bottom line PA has high taxes and in places like WC be prepared to spend a ton of money.

    Not impressed with Toll Brothers, Terrible Design studio experience, cheap materials and they are charging an arm and a leg. Will never by Toll Brothers Again. Buyer Beware.

    Property taxes are 15k a year. Home insurance is 2500 a year. It costs 18k a year to live in this place. Thirty years later, it cost 540 thousand to live in this place.

    If you are relatively wealthy, think twice before retiring in PA. Estate and inheritance taxes are among the highest.

    I've heard a lot about flooding and flood risks, is that common in Downington?

      Around the waterways, yes - that can happen. But not all of Downingtown floods. In fact, it’s the minority of the area. If you’re curious, look up “FEMA flood maps” on Google and you can use their map feature to zoom into Downingtown - even punch in specific addresses, to see if it’s a flood zone or prone area.

    Most of Chester county is beautiful. If you are going to retire here, you better have ALOT of money. Transportation to Philly? There are a couple of main roads and they’re PACKED at rush hour. I’d stay away from coatsville. I could be prejudice as I had 2 windows shot out, just passing through.
