A CDD, or Community Development District, is a special-purpose government framework in Florida. Itâs used to finance and maintain infrastructure and amenities in planned communities, like roads, utilities, parks, pools, and even clubhouses. Essentially, itâs how developers create those gorgeous neighborhoods we all love without paying upfront for everything themselves.
When a developer plans a community, they establish a CDD to borrow money through bonds. Homeowners then repay these bonds over time through their property taxes. So, instead of paying one massive upfront fee for all the amenities, costs are spread out over several years.
CDD fees are typically listed as part of your property tax bill. Theyâre broken into two parts: the bond repayment (which is the principal and interest) and the operations/maintenance fee, which keeps everything in the community running smoothly.

Youâre welcome! Same with the townhouses. There are some options for both but theyâre mainly in vacation communities and higher in price and HOA. There are a lot of communities though that offer nice clubhouses and pools for the community! Letâs have a chat when youâre free 85o-238 5747

The streets are way too crowded in some of those neighborhoods. Weaving around cars parked in the streets to get home is not my ideal way to live.
@@tribilinRivera definitely not! You donât have to live in a small town to actually get space around your home. Itâs a personal choice.
