Not just Florida, happening where I live also. Just got out of a bad condo situation in time. Lost $150K in the process. Do not give up your rights to care for your home yourself, you will be sorry.

This guy must live in my condo complex. It’s $700 a month here. Doubled in 3-4 years. HOA here doesn’t include insurance either. South Florida is a joke now.
Yeah. Obviously having so many people who are living on fixed incomes at this point is what compounds the whole problem. They have limited financial flexibility to adjust.
Just how well on its way is it? Doesn't look like anything has changed via Google maps. How about some drone video showing progress. This development appeared to be underway in 2023. Seems like all talk and no construction.

Our SIRS engineer found almost no deficiencies..only that our roofs 20 4 story buildings- (no leaks/good shape) have only 2 years left (?) Citizens tell s us concrete barrel tiles should last 40 years.( we replaced in 2003) our Engineer will not alter his findings..so we must come up almost a million in funding. > Many owners retired on fixed income & we're 8 miles from the ocean.

So expert means real estate agent. Florida real estate is not in a good place right now. Educate yourself about property taxes and insurance. There is an excessive amount of inventory on the market, and the state legislature a scroooed the pooch with regard to the condo market.

Insurance rates are not going to go down in Florida, hell, it’s getting 3 or 4 huge storms a year plus the liability and litigation costs. There are better places to sell insurance.

That insurance guy is the CLASSIC DESCRIPTION OF A CON MAN. Best advice I can give, DO NOT BUY ANY REAL ESTATE IN FLORIDA, PERIOD.
I think lake worth has been influenced but also people getting pushed out of Delray trying to find a new place with the old feeling of Delray. I feel their biggest hurtle is the drive off 95 to get to lake worth.

Call it “FUD” but I still think we are going to see prices come down. It’s going to take time, but even after the interest rate dropped demand did not spike. This tells us that even with better rates prices still need to come down. Very very good video!

Finally someone telling the truth why property insurance is so high. 71% of insurance payouts go to attorneys and public adjusters (per video quote) but don't forget, roofs in Florida are four to five times more expensive compared to Texas because roofers are silently syndicated. They don't allow outside competition to step into the state and we know what that translates $ to. Wake up Florida.

In fact, do not downplay the median sale price. As appraisers we focus on median sale price trends. We do not consider averaged specifically for the reason you cite, atypical larg or small sale prices. Yes, trends are moving toward their norms. Normal days on market should be 30-90 days. Normal median sale price trends should be 1% per month. This is a really good presentation, concise, easily understood, and a lot more accurate than what is typically published by most reporting sources. You'd make a good appraiser.

It’s called capitalism? Oceanfront property requires much more maintenance and stupid owners wouldn’t pay for it! Politicians went the easiest route to re-election and people want the least regulation! Now it’s time to pay! A system of adequate reserve funds for scheduled long term maintenance would work but now only for new condos? Honest (and oxymoron) politicians would help? So, good luck! With climate change ignored by mostly Republican idiots insurance will only stabilize if they can make a profit and that can only happen with higher premiums or reduced coverage. No wind or flood coverage anyone?

My condo HOA collected 13,000 a month on 6 buildings on 1 street. And their are plenty of other streets !!! That's 156,000 a year !!! ,the insurance company are screwing the home owners by acting as if the whole complex would be destroyed at one clear swoop !! Never going to happen !! Where is the FIDUCIARYS !!!
