Great work as always! I'd like to ask, for the exit strategy, why is the interest rate 7.5% instead of 11.5%?
The video was recorded when the prime interest rate was 7.5%
Have you ever had an issue with a student not paying rent and struggling to evict them? I know theres a law that protects renters.
3:43 Hi Laurens! I got a question - I'm just curious to know how your net worth will grow to R8 million if the property's market value is only R3,5 million? Is it throughout the 15 years that it will appreciate or is that value adding towards your existing portfolio value/net worth? Or maybe I'm missing something & not understanding the NPV?🤔😃
Hi Prudence, NPV = the sum of all future discounted cashflows... i.e. you will earn up to R8M in future cashflow discounted with inflation.
Wow, at the beginning, I didn't expect it to cashflow just because it was a commercial building with commercial terms, but it actually cash flowed! Wow, that's pretty cool!🤩🤩🤩
Sweet Deal Busy Bee as Always App Seems to be growing in followers and finding some traction. Looking Good and come so far from My Property App. Supper Stuff

Rates and taxes are only paid by the owner
Is it still available?
Highly doubt it. the video was recorded 3 years ago.

How do you have the builders and inspectors enter the home if you're not there?
Depending if you trust the contractor, you can provide an additional set of keys for easy access.
where'd you go man?

Hi, i was the seller and recently sold my late mother's house. The attorney was rather very unprofessional but the transfer finally went through and now 2-3 weeks later it turns out he didn't request for a CoC for electricity from us during the process and the buyers have electricity issues and now only does the attorney send e-mails with quotations for the CoC (This comes after the buyer's son actually asked the attorney for the CoC). Question: What implications does this have on me now that the process is over and done with? I've already committed my money to other things and do not have the money for the CoC.
The process started last July (2022) and it ended 21 April 2023.
Hi Mpho, I'm not sure to be honest, but I don't think it's your problem anymore. I would recommend to speak to an attorney and understand your options and the associated implications.
Im thinking about buying a property to rent out to students. What would be the best, buying on my name or creating a business and work through the business. If through a business, how would you go about it.
It would be better to go through a business (pty), as you have more tax advantages. To register a company, you must go to www.cipc.co.za/
how did you get involved in the new build in Parklands?
Not sure I understand the question? I invested in new builds because of the section 13 sex act benefit and to diversify my portfolio away from Gauteng.
Great content! How do you handle the electricity costs of the shared kitchen and the geysers?
Hi Olu, thanks. You might like my other channel too: www.youtube.com/@laurensboel You have to use prepaid meters to control consumption based costs.
Hey Gents, I tried installing instant water heaters, specifically the Speedheat showerhead, to tame the electricity costs of heating up the water. Tenants complained that this wasn't making the water hot enough, water would be luke-warm during showers. Now my geysers have a timer, they switch on in the mornings and afternoons, during the day they remain off, no one has complained about this. For the stoves, I have not tried this, but I think an isolator switch with a timer could help. These will automatically switch off after a couple of minutes once the timer runs out, this helps with the problem of students forgetting to switch off stoves when they are done using them. I also keep an open communications channel with my tenants, since I am new to this, I like to get feedback from them to find out what works and what doesn't
I have an investment property in Pine Slopes and my rental income has stayed the same for the past 3 years 😭.
That is not uncommon, as developers bring oversupply to the suburbs, preventing any real rental escalation and capital growth... another reason why I focus on lower income areas instead ;)
When you make renovations like adding dry wall do you need to tell the owner
Yes. You have to be completely transparent with the owner about renovations.
People are paying 10k for water bills an Lombardy Meander. It is nothing like what it was advertised to be. Break inns, someone got stabbed here inside their apps and we complain every month for paying thousands of rands in water bills no one has answers for! Mybe in this platform we might be taken serious! 4 days ago my water was restricted unlawful and till this day IGROW has done nothing. Now people decide to leave which is unfair because this is Extortion. We are stripped off our fundamental rights and you come here promising people good and secure environments to live in. You are selling people false advertising and when called to answer, no one takes accountability.
So how does sectional title unit process work from one to another person
It would be the same process for sectional titles and freehold properties.
Once finance is obtained from a bank - must that money be used on a specific deal? What happens to that finance if the deal does not go ahead? Can it be used for another deal?
Yes, once finance is approved, it will be allocated to the deal you are working on. If the deal doesn't proceed (i.e. the OTP is in breach), then finance will not be given and you will have to apply for new finance once you have signed a new OTP.
To obtain finance from a bank, must a specific deal or property be specified? And once granted, may finance be used for another deal or opportunity if it were to present itself? Also, if a deal were to fall through, what become of that finance? Thanks!
Yes, finance will be allocated to the specific deal listed on the OTP. If the deal falls through, the finance is no longer applicable and you will have to reapply on your new deal. Some people use the equity release strategy, which is when you have a paid off house and you request finance on that house. Then you can use the finance your paid off house has generated to invest in another deal.
Awesome, thanks for this!
@42:30 it's actually the liquidity in case it needs to be sold.
It's due to concentration risk. SA Commercial Banks don't want full exposure to the entire title deed. They will finance up to 30% of a title deed.
@@LaurensBoel then two or three banks could jointly finance the property?
@@forgotmyname11 correct, if you are going for home loan terms. If you opt for commercial finance, you can get one financier
what is ARV and MOA. im from the uk
ARV = After Repair Value - market value of the property after renovations/improvements have been made MOA = Memorandum of Agreement - is a written document describing a cooperative relationship between two parties wishing to work together
can you break down what is included in the deal costs
Here is a playlist breaking down the costs of Deal Analysis: th-cam.com/video/M98uKjhYBCA/w-d-xo.html
In my case, the whole process is still on going I paid cash in February 2022, and now its the 7th month still process not finalised 🙁🙁😡🥺
I have had a similar experience. We bought a student house in Cape Town and it took 9 months to transfer. After 3 months, we decided to sign an early occupation clause into the OTP, which gave us control of the asset and at least allowed us to start placing tenants and making an income. You might want to consider something similar.
About Affordability, I'm a foreign exchange trader and I managed to make close to R650k in withdrawals from my brokerage to my bank account, I do not get any salary/payment slip, would the banks still loan me money or must I have a job to get it?
Hi Miles. I did an interview with a bond originator about finance options for international investors. Check out the video, it should answer your query: th-cam.com/video/qpVuBqa5Pyw/w-d-xo.html

Hi, I really appreciate your videos, very informative but wanted to know how do you manage your properties remotely especially if you are having problem tenants. Does a rental agency manage that on your behalf and do you recommend any as I would like to purchase in Gauteng from Cape Town. Would appreciate any advice or video that you already have on this topic. thanks
Hi there. You are welcome. Yes I live in Cape Town and invest mostly in Johannesburg, so everything I do is remote. I have a management team that does everything from inspections to tenant placements and evictions. It's possible to invest remotely, but best to do so with the help of a coach / expert. You can find useful content on my other TH-cam channel: th-cam.com/users/LaurensBoel
Hey Laurens, I just bumped into this great video. Firstly in what entity would you flip a property especially for tax purposes ? And secondly, are you currently looking for property deals as well ? Wonderful stuff 💯, keep it up 👍🏼
Check out this video regarding tax: th-cam.com/video/vlhoirz0Qjo/w-d-xo.html I am always looking for deals, but I have many agents working for me already :)
The thing about lion pride, it has 8 phases. School and mini shopping complex to be build.
That's great to hear. It is your job to understand the investment and make a decision. Good luck :)
great content here, thanks so much guys for being so candid...

I am a bit confused. Is dividends not a business expense? should the taxable income not be calculated after dividends are paid not before?
No dividends is not a taxable expense. It is paid after tax.
Thank you for this app
It's my pleasure
Love this, thank you. What is your feeling about Virtual Deals and conducting deals from SA with Investors in the UK?
Definitely possible. I have many students who live overseas and invest virtually in South Africa.
Once the property is registered in the new owners name, for instance at the middle of the month or the first week of the month, do the seller have to move out of the property immediately, or does he have a few days legally available before finally he has to be out of the property?
Hi Johanna, it depends on the contracts signed between both parties. Normally, once the transfer has taken place, the seller would need to vacate the property, unless an occupation agreement has been agreed and signed.
How can I get access ti=o these slides
Sorry, these slides are owned by TPN. I don't have access to them.
Your videos are so informative. Just what I needed all in one place. Please can you do an updated, semi post covid analysis on the western cape, especially coastal and rural areas where many people from GP are semi grating too
Thanks Tayla. You can check out my other channel. th-cam.com/users/LaurensBoel. I've got a market update for Western Cape scheduled for release in 2 weeks.
It took me 2 weeks
That's great. Well done!
Insanely valuable content! Thank you so much
Glad you enjoyed it!
Does this work in Zambia 🇿🇲?
I'm not sure to be honest. I have only invested in the SA and UK market.
Hey Laurens. I just saw a video by a guy called Neil if my memory serves me correctly and he mentioned that it is possible to get a 104% loan to value. Essentially saying that the bank can also cover some of the transfer fees for you, especially for first time buyers. How likely is this and have you had any of your deals or your student's deals be financed at 104% LTV?
Hi John. I think I know who you are talking about. Yes it is possible to get 104% LTV's... but I wouldn't recommend this approach. Overgearing is incredibly risky, especially in the current market conditions where we are expecting a few rate hikes. I prefer to put a 10-30% deposit down to increase my cashflow and reduce my risk exposure. It does mean though, that you will have to save the capital and potentially take longer to begin investing.
