Hi Steve, Your real estate agent should be represented by a brokerage and together they should designate a closing coordinator, who is usually an attorney who specializes in real estate, and this lawyer represents you specifically. If you have financing, like a financial institution or a mortgage broker, they will designate the closing coordinator. Either way- you definitely need a closing coordinator as your legal representative for the transaction, so ask your agent who it will be.

    What address we put? We dont have a real mailbox, how does the box get in your hand?

      What kind of house do you live in? Do you have a mailing address? In gated communities, they leave the box with the security desk. If it’s a turnkey property, they will deliver it to your door and oftentimes try to coordinate with you to do so. When you go to make your payment and review the addresses, there is an option to “cambiar dirección de entrega” and directly below “agregar instrucciones de entrega” the ladder is a place to leave specific details, for example when you will be home to receive the package.     I like all types of interior designs but lean toward the warm and cozy. I wouldn't characterize the bright colors of traditional Mexican as traumatic and tacky. That turned me off. Sorry.

      Same here with the warm and cozy! I furnished an air bnb with that style once, and although it was a low-cost property in an undesireable area, it did quite well! That's a good point about the poor choice of words there. I should mention that was my lingo, not the guests.

      It depends! The public education in Mexico has very little options that are adequate, unlike the US that offers high quality public education in some areas. However, the private school system in Mexico is generally more affordable and most have a wide variety of bilingual programs, diverse curricular offerings, extracurricular programming and high-quality academic opportunities.

      Hey, that’s so exciting! Oddly enough, I met my American husband in Nicaragua. He’s Mexican-American and had a dream of moving to Mexico so we kind of manifested it together. (It’s a long story so I kind of sped through it in this video 😂) But it was a similar expat community and environment. I know a lot of people who have found love in PV also. Part of it is being in a place where you want to be and are happy, when you’re the best version of yourself you attract the right people. I have lots of single mom friends (a couple who I’ve interviewed on this channel!). I’d be happy to connect you with them, I’m sure they’d love to share their experience here with a fellow single mom 🫶 one of the best parts of PV is the community

      Hey there! I wrote a blog about this that breaks it into steps. I would say first even before exploring your financing options, most people do the research about the legal process involved to understand if it’s feasible and ensure they’re comfortable with it. For you, since you aren’t purchasing as a foreigner, it would probably be the same as a US purchase. You’d just skip to #2 and see what you qualify for so you know what your price range is.       Just one more question. Will it be easier and if I were to open a bank account down in Puerto Vallarta? Will that be less expensive due to paperwork, interest rate taxes ECT... ECT ....

      @@JaimeLopez-oh5ucI’m so glad my response is helpful! I absolutely recommend eventually opening a Mexican bank account. It makes the logistics of tax payments, HOA fees, and daily expenses much easier. How much you want to keep in there at a time is more complicated because it depends on the exchange rate and how it may be projected (to rise or fall? Which no one knows for sure 😥). Also for large payments, many times wire transfer fees are proportionally much lower so it may be worth making those directly from your US account. I consistently use a mix of my US and Mexico accounts, but I’m definitely glad to have both.

      That's actually my plan, to use both currencies. Any Bank name that you can suggest me to use? One that is the most popular and has various ATM's available around Puerto Vallarta. A bank that is very reliable.
