yes, we are in a pretty affordable area, even though these are the highest prices we've ever seen in the last couple years. I think this is a beautiful home, even if one of our brokers didn't own it!

By this thing are you referring to Lake Thunderbird? Access is at the marina and at the Thunderbird community center. There are also several parks where you can access the water

It is an incorporated city. It was started as a retirement resort, but was later incorporated. I would estimate the population is slightly over half retired.

some of our biggest employers are healthcare and the school district. There is an emerson manufacturing plant in Ash Flat, about 20 min away. Also, lots of independent contractors: electricians, plumbers, handyman. Some people travel a little bit to batesville or mountain home for jobs. What kind of work do you do now?

there are several nursing homes and the emergency center in cherokee village for employment in nursing.

if you want to be in horseshoe bend, there is no where to set an RV, all lots have restrictions. as far as a mobile home, they come up regularly for sale and there are a couple subdivisions where you can place one on a vacant lot.

Cherokee Village has no HOA fees, except if you buy a townhouse. Cherokee Village only has tax assessments by the county and SID. County assessments are based on the improvements on the property, so would all be different. SID assessments are almost all $90 on interior lots. For lakefront lots, they cap out at $740, but is based on the assessment of the land. So each home would be different to some degree.

No, we very rarely have either of those. My office happens to be across the street from the emergency center and still rarely hear them, and we live in a higher elderly population. The emergency center does have a helipad since this is not a hospital, so any major issues are flown out. There is also a municipal airport right behind the emergency center, still rarely hear them, but they have little traffic since it is smaller planes.

As far as i know. Some of it is on Lake Omaha. Not too populated there

Yes we have so many untouched areas, and lots of water!

Each subdivision has different restrictions on size. Ones i know of are 600-1200, usually 1000 minimum with no maximum other than 2 stories. Modular homes are ok but manufactured homes are inly allowed in 2 subdivisions

They did shut down the one in horseshoe bend for now. There is one only 15 miles away in Ash Flat that is up and running

Within the city limits, there are city ordinances and bills of assurance for a subdivision. If that is not what you are looking for, there are plenty of acreages for sale surrounding the towns without restrictions

Prices are up, but there are still deals to be had! Maybe a vacation home is the right happy medium...you don't necessarily have to buy on the lake to enjoy the area.

Thanks for your compliment. i can definitely say I've experienced (or participated in) mentioned activities. It definitely makes you think if its worth it. With renting, you may actually enjoy more since you don't have to maintain and have access for a short time. By owning, you do get to enjoy the appreciation of the property and income from those renters!

Our demographics here are not very diverse in the Cherokee Village. We have many people who live here that are not even from Arkansas as this is a retirement community. I encourage you to come and visit and see if you feel comfortable here.

Very interesting. I probably haven't noticed the cemetery in Myran though I've driven through there several times on the way to Horseshoe Bend.

@@LaurasLakefrontLiving If you are going west turn left on the gravel road just after where the old garage used to be the cemetery is on the left . If you keep going straight on the highway there's a house on the right that was my uncle Lehman's home the next lane goes up to my grand parents home the house across the road was built by my aunt and her husband Roy Hill.

@@darlenewithrow7587 I'm pretty sure she never contacted me and there are not lots for sale on our MLS on that street. We do have lots for sale starting at $1800 in Cherokee Village if you want to buy one.

We definitely have some people working to expand the area
