Nice property. Honestly though, asking for a 3.18% cap rate is insulting to investors. This is not a top-tier, ultra-stable market where such low cap rates reflect long-term stability and minimal risk. La Paz is still an emerging market with inherent risks. Expecting investors to accept this pricing as reasonable feels detached from market realities. At this cap rate, you're essentially banking purely on speculative appreciation with minimal current return, which is completely out of line with what investors typically require for em. Not to mention the pesos outlook under the incoming US administration. It's critical for sellers to align with realistic expectations and fast.
