In this video I'll be walking you through a foreclosure in Tuscaloosa County, Alabama. I'll be talking about the process of buying a foreclosure and how it differs from buying a non-foreclosure.
A few main differences:
1) Condition: the condition may prevent you from using FHA, VA, or USDA financing. You may have to go with a Conventional loan or just pay cash. I can walk you through all of those issues!
2) Inspections: you will have extra expenses on a foreclosure property because on top of paying $400-500 for inspections, you'll also have to pay to get the utilities turned on for your inspectors to do their job. You also won't be able to negotiate repairs. You'll have the option to get it inspected, but you'll have to decide whether to buy it as-is or just walk away after you've received the results of your inspections.
3) Repairs: you will need to get accurate estimates for the rehab work you are wanting done. Don't wing it! I have a cost analyzer tool that can help, but talking with a construction company and/or a contractor is the best way to verify your rehab budget.

Formosan termites here in Louisiana. They're long gone from my house but now dealing with the damage. You don't see the extent until you start removing sheetrock.

I had to replace 30' of wall in the master bedroom and half bath. All of the top and cap plate and all the studs and two window rough openings had to be replaced. The sill plate was the only board (s) that escaped damage as it is treated per code for direct on concrete.
When the Walk of Champions is over and I mean when the last of em enter Bryant Denny Stadium and "Sweet Home Alabama " starts up....I'm getting chills thinking about it! If it's your first time I encourage you all to walk down to the walkway between the field and bleachers. EXPERIENCE THAT!!! One of my sons and I were right there at the goal line at the fence for a Bryce Young touchdown. Sing along too!!! "Dixieland Delight", "Sweet Home Alabama " and of course "Rammer Jammer"! Roll Tide!!!

I believe there are. It's such a deep lake that I would imagine there's got to be some in there. I've never fished for them in there though, only for bass and crappie
Last few times I've been to games, if you really want to be able to see anything at Walk of Champions, I'd skip the Elephant Stomp, and stake out your spot really early along the barricade. If you get there 15 minutes before, you'll be 6 rows deep behind 6 foot tall people with kids on their shoulders, and everyone has their phone above their head from about 3rd deep on back...

A lot of miss information was spread on this video I’m a licensed Termite exterminator in Texas and your best bet is to trench the house and the chemical that you’re supposed to use is a non-repellent so once the insect get infected by the chemical they take it back to the actual nest that’s is what kills the termites. It takes anywhere from 90 days to 60 days to kill a full Termite colony with that procedure. I love the video, but I just had to correct you on the miss information that you’re sending out and the chemical that is used last 10 years. 1500 bucks for 10 years that’s not a bad deal.

@@LOLSNAPED actually all the folks I know who are treating in Formosan areas are using sentricon. Spot treat with liquid and put out bait stations everywhere else
@@livingintuscaloosacounty3844 no way you have a license because in order to get rid of that particular kind of Termite you have to remove the actual cartridge from the property right or wrong so how are you going to do that using a bait station and not doing injections into the wall and not running a moisture meter

Do most condos in Tuscaloosa allow property owners to rent them out? Airbnb style or long term. Up here where we live there are many condos that have restrictions on that. If we were to pull the trigger on something down there we would definitely lean towards a condo due to the lower price in general and a lot of the maintenance being taken care of with association fee, etc.
It depends on where the condo is at. The ones inside the City limits are hit or miss. You can only do short term leasing for 45 days of the year in Tuscaloosa anyways. Northport has no restrictions, so we are seeing a lot of people buying properties in Northport as short-term rentals instead of Tuscaloosa now

Being a northeasterner, I have had the good fortune - and the wonderful privilege - of visiting Tuscaloosa many times and having a daughter attend the amazing University of Alabama (she graduates this year). The most attractive aspect of the area is easily the fantastic people. Southern hospitality is real, and the citizens of Tuscaloosa do it right. And the food is terrific - River restaurant on the Black Warrior River, in particular, is amazing and one of my top 5 restaurants in the world (I am based in Nee York City, so I don’t say this lightly), Evangeline’s - wonderful. The school’s campus is beautiful. And the Crimson Tide football team has won 18 national championships. Roll Tide and Roll Tuscaloosa! Thanks for a nice video, gents, but never sell Ttown short!!!

The scenario presented of $1200 rent with $900 PITI payment puts you under water before you get started. Bad financing gets you in trouble. Expenses other than the mortgage payment have to be factored in. Anyone telling you there's $300 profit in this deal is selling something you don't want..
Need to let professionals do the property management or actually learn how to manage property. Replacing HVAC is a rare event if you have it maintained. Good tenant screening will minimize evictions and don’t need attorney to evict . As with any business there are challenges but do the due diligence and learn how to manage or let others manage . Cap appreciation , cash flow and tax write offs overcomes any negative if properly managed
