In my experience a transfer doesn’t trigger the due on sale clause. Look up the Dodd Frank act.
Why would you borrow against your 401k? It's in your retirement account for retirement
Many reasons. Liquidity being the biggest. You can access the funds before 59.5 by borrowing.

What about a single retiree , no kids or heirs,( 63 ) 800K , dont care about legacy , plan to spend down. I collect SS and have a pension, am I correct to NOT do a Roth conversion ? its not for everyone.
But when it's after tax income, the big tax hit already came in when it was initially taxed. Then a second hit comes when capital gains gets it.

Currently looking at a deal that Owner wants to do seller financing for all reasons you have listed. Can I still get all the same tax benefits as the buyer? Can you depreciate and also do cost segregation tax benefits as a buyer of a rental property that is being owner financed?

Ummm... the tax law, section 121, says the first 250k for a single individual or 500k for married couples is non taxed if it was the primary residence for 2 years... so this seller would not pay taxes if its where she lived.

Did you not mention the tax brackets for long term capital gains which are -44k (89k for MFJ) ? That’s another advantage needed to be mentioned
Roth gains aren’t guaranteed, especially for older folks who don’t have time or capacity to dollar cost average in later years. If you lose money in Roth, you can’t take a tax loss. Convert at your own risk, but for older folks it’s probably better to take normal IRA distributions and convert the net proceeds to taxable brokerage where you can freely take short term gains and losses or long term if you wish, and at least losses can be deducted up to $3000/year.

I am a big fan of brokerage accounts. You can buy stocks, bonds, CDs, annuities, REITs and my favorite Master Limited partnerships all without fees and can defer income for ever and harvest losses. Dividends are taxed as low as zero depending on tax bracket and your heirs get a step up in basis and do not have to empty the an account in 10 years as they would with an IRA.

What if you don’t have to pay capital gains because you’re buying another primary home (and lived in the home you are selling 2 of the last 5 years). Will you not have to pay capital gains if you’re getting the money several years down the line?
