At 50:00 there's a huge problem! The Seller/listing agent doesn't have to disclose the Buyers agent compensation until they see an offer?! That's giving 1000% advantage to the Seller to modify the listing agree to their advantage. And I know the answer - well your buyer can pay you . . . what if it's first time home buyer or a veteran that's not sitting on a pile of money and they don't qualify for DPA or some program to help them. That's 1000% wrong and saying well they should be buying a home (it's been said by many) is the grossly unethical answer. That's not the agents decision to make!!

If the seller has agreed to a listing agreement with the listing broker, under what circumstances the seller would choose to pay the buyer's broker directly instead of offering a co-broke compensation? What would be the advantages and disadvantages of this approach for the seller specifically? Thank you!
i think it comes down to how you pitch it to the seller.
Sam. I am from Boston and a Realtor for 42 years . now here in Florida full time working as an agent In Boston we used buyer agreements. A buyer can refuse to sign an agreement and we documented that it was also on the form that they declined to sign . Also a buyer can sign an agreement for just one house or a time frame for just the day etc . the agent can also put in their terms such as areas they will work with them etc . Co broke Business is not going to change. Just the forms. What I think will happen is there will be a non mls form. Brokerage form added when taking a listing regarding compensation. That form will be shared with other agents that can be emailed prior to an offer Some questions asked today were pertaining to the offering of a higher commission then stated on the contract. If you go back to the buyer to amend I would doubt they would want to pay you more I would think they would want the sale price reduced that amount. Or they would ask for credit. I know I would if I was a buyer . On open houses. If a buyer wanted to buy that house they could but they were not represented How do you think this will effect when listing agent sell his or hers own listing ? If the commission is reduced then what happens if two offers on the property. One from the listing agent and the other a cobroke. Will the listing agent disclose they are reducing their fee so the buyer knows so not to put them in a disadvantage situation. Buyers are not going to jump and sign contracts with agents they just met. Relationships have to form to know if both the agent and the buyer want to work with each other The short term buyer agreement for the day or the weekend works well to get to know each other To be honest. NAR and the mls went to great lengths to be fair honest and open to the public. Now it seems we are going backwards and all kinds of deals are going to be made putting not just the consumer but now us as agents in an unfair advantage situation Going to be interesting to see how this all shakes out Thanks for doing this. If the boat lift is part of the property, it counts towards the repair limit.
