Why are there not lot many houses on sale in ranchlands?
Unfortunately we are in record low inventory in the market, not just in Ranchlands but across Calgary and surrounding areas. If you aren't already working with a realtor, make sure you get one so you can get ahead of the listings before they hit realtor.ca, and be prepared for the competitive bid process. Good luck. Hope you are well. I am sincerely sorry to disturb you. Your videos are fine but your videos are not getting views. Moreover, the number of subscribers to your channel is also very low. I checked out your TH-cam channel. I found some problems. 1. SEO Score is very low 2. No Title - Description - Tag SEO friendly 3. No Share Social Media Platform and many problems on your TH-cam Channel. If you do proper SEO of your videos and SEO of your channel, your videos will go viral very quickly. You can generate a good view. Hope you understand my point. I am always ready to solve your problem.

Great video from a realtors viewpoint. You seem engaging,we go to some open houses where the agent either just stares at their laptop the whole time,or are yakking with their friends on the phone. I get it that open housings can get boring/repetitious but you obviously make the best of it. Sign of a good agent!!

I went to say goodbye to a home of a dear friend last night, and was reminded how a home can touch us all - the family, the friends, the neighbours. Each of us went to the home at a different time, and said goodbye in a different way and in the end, we each took a small garden pot to plant some flowers in memory of this incredible woman and her journey in this home. The ideas for saying goodbye are very personal and limitless.
Too much personal feelings and please leave the judgements for the viewers and do more walking through the house to make the viewers see thoroughly of the property

Why do Americans and Canadians build their homes from wood? Brick houses have so many advantages over wood houses: they are more durable, require less maintenance, and last longer. They even look and feel sturdier: No squeaking and creaking noises from the stairs, no footstep noises from above as if someone is about to break through the floor, no danger of punching a hole in the wall by just accidentally tripping, etc. Bricks are also pest (e.g., termite) proof, and most importantly - fireproof. Last but not least, to built brick homes, you don’t need to kill trees and entire forests. So why are Canadians building their homes from wood? WARMER? Some claim that wood homes are warmer and more suitable for the Canadian climate. Is that really true though? In cold climates, you can also add rigid foam insulation on the exterior of a brick house, which has much better thermal resistance capabilities than the Fiberglas insulation used in wood homes. Not only can brick houses be equally warm in the winter, but they can also stay cooler in the summer. CHEAPER AND FASTER TO BUILD?Remember the second piglet? He also thought this was a valid reason to build a wood house. But we know what happened with him, and fortunately, not everyone is like him. There are people who have the money and the patience to build a solid brick house in a city like Calgary. Why is there not a single house made of bricks in this city (and in many other places in Canada and the USA)? The only real advantage of wood homes I can think of is that they would be more flexible and resistant to earthquakes, but there are practically no earthquakes in the Calgary area, so this cannot explain why 100% of the houses there are made of wood. Can you explain this mystery?
Thank you for your observation, but Canadian homes are not actually built of wood alone. They have concrete foundations (that must go at least four feet below grade) and there is wood framing on top (well above grade) as well as the joists. There are many different products used for insulation, and depending on which part of Canada the home is built in and the homeowner's budget, the siding can be a variety of things - vinyl, hardie (a concrete board painted and looking like wood), aluminum, masonry (including brick and stone), stucco, and there are some that have cedar (wood) exterior. We don't have termites in Alberta, and I have lived in four other provinces and termites were never an issue there either, but as mentioned, foundations are almost always concrete. I believe Canada is the largest producer of lumber and definitely the most budget friendly for the average builder and homeowner. I have seen some engineered joists and trusses and some steel, but they are very costly and usually reserved for commercial structures or multi-family housing. I hope that answers your comment.
@@valtherealtor I was asking about the structural materials (that is the bones) of the houses, not the finishing. I know many homes have brick as decoration on the exterior. But why aren't there any homes made of brick? And why is concrete used only for the floor in the basement and not for the top floors? I know there is a lot of lumber material, but can really nobody afford to build a more solid home the way they are built in Germany and most other European countries?
Is it weird that I think this is one of my favourite episodes? I get this question so much and since I can neither make up an answer nor disclose the truth, I think this video hits the mark in telling you why people are selling.

It did not take long for this home to be SOLD! Thank you for all your interest. The sellers received 16 offers and were so grateful for the generous offers. In the end, it sold for well over $100,000 more than the list price.
For those of you who live in Airdrie: Does your home include flood insurance? And which neighborhood do you live in? I am asking because I am moving to Southwinds/South Windsong and I wonder if I should pay for flood coverage?
Interesting question with no simple answer. I'm not an insurance person, but i'm guessing the extra premium would be very low as it is extremely low risk of flooding in that area so it might not hurt to have the extra coverage just in case. Just my two cents worth!

Mattamy is an American builder that has faced some quality and construction timelines in the past, particularly in boom times in major city centres. Happily this one was not one of those homes and was custom done.
