HOA is reasonable for townhomes at $359 a month. Mello Roos is modest at a total of 1.3% versus most will be ballparked at 1.25%

@@SpencerHsu I already live in castro valley in the hills but I agree that these are nice homes. Im actually a real estate investor myself and know a lot about the local market. I’d say they’re a good competition to the Schaefer ranch development in Dublin and possibly stonebrae. Since they have the CV school district which SB doesn’t and are closer to Oakland and SF than Schaefer. Also question, is this community gated or no?
It is not gated. I’ve sold in Schaefer ranch and it is comparable. These lots are actually even bigger and the style of homes are different. Good option for people because of the schools still!
How much to rent?
These are to purchase only. Rents in the area for something like this would probably be around $4500.
This is a complete rebuild of one of the most expensive place in the world. Most buildings and houses will not be where they used to be and can be an opportunity to build better or more efficient. I wonder how this will turn out in 5, 10 or 30 years. I wonder about the price compared to the previous price.

Would you ever consider purchasing burned-out lots?
Everything comes at the right price however it is so hard to forecast how long this would take and how much it would be to even renovate. The after repair value would be difficult too so one just has to have a major discount to work which is always difficult to get. It’ll be interesting to see if any institutions comes in to buy from owners

Rich house means asset rich. You realize one can liquidate the home within weeks to be cash rich anytime. Better than cash and house poor.

not liquid. hard to exit (higher risk), along with speculating on long-term desirability and broad economic factors impacting tenant occupancy. It's a discretionary (luxury) product which is wildly volatile and unpredictable, with very little assurance of future cashflows. Considering all the risks it had better produce 3-6x in rents than a stable long-term year round tenant.
Those would be the same things as if one was to buy a luxury second home to begin with. It would be a different mentality and buyer pool for those to buy one on their own or through their portal, but still an interesting market that they have people doing!

I grew up in San Mateo... My childhood was blessed. The weather is near perfect all year round! I've been in many MANY different cities, states across the whole US and I've never experienced such wonderful weather anywhere else on a consistent basis like it was there.

Thank you for sharing. The only luxury condos will be in San Francisco The builders at one Steuart Lane could be interesting for you. Check those out as I would be happy to represent you as a buyer. If you want to go take a look this is still a brand new construction building.

@MarcelaLoparco there are no luxury condos in the south part of the Bay Area. The luxury homes will be single-family and if you wanted something furnished, that would be much less unless it was a company that was doing these things as a speciality. Rental homes continue to move very quickly, renting out within one or two weeks so be ready for it.

The land west of Hwy 280 is steep forested land. And that includes the large watershed for the Crystal Springs Reservoir, where we get out tapwater. That is not a practical place to build significant housing.
@@tomtaber1102 there is a ton of space there. The fact that Woodside and portola valley has the housing they have, shows it’s definitely very possible. It’s the most prime area for any developer to take on due to the median price in these areas. It’s easy to find space between the bay area and Sacramento or Stockton but those just lead to more traffic in already bad areas. We will see what happens
How many total new houses were built in this neighborhood? Is there an HOA?
There are only 47 homes and I believe 35+ are sold. The rest are being built but there is a waitlist. If this is of interest, I’m a preferred new builder partner and can work with you to see if this is a fit! Every new construction will have an hoa for the roads/infrastructure. Plus or minus $300 a month is the norm these days. Dm me if you want to go check it out and get yourself on the list!

Lived there for 12 yrs. Love it but good luck finding any actual house less than 2.5 million. Fog will now reach San Carlos about 3 days a year.
