    Very informative video, i’m glad I stumbled across your channel. Are you a lawyer? How would you approach finding the right realtor? My primary concern is due to the rural aspect of glamping, where can you find realtors that have the commercial or land expertise in areas where population numbers might be small?     Well said. I own a multi-family dwelling with lots of upgrades on 30 acres, 30 min. south of Ottawa. With heavy equipment I've cleared a trail network, camp sites and dug 3 ponds. There is access to hundreds of hectare of snowmobile and off road trails. And that's where I stall. Without the training and experience to run the business and regulation portion of things I'll never get off the ground. Could do a reality show here with designers building their sites and structures. I would just do private campsite rentals but fear some might not leave and I end up with squatters!

      A few things, 1) Wow, that's a lot of work. Is any of it permitted? If not, that would be where I would suggest you start. You want to make sure you haven't disturbed any rainwater patterns. You could engage a local civil engineer to make sure there isn't anything you need to remedy. 2) That same civil engineer can submit the paperwork for you to get your permits. 3) I have plenty of videos on my channel about running a short-term rental business. Stay tuned as I'll produce more content on this topic to help you out!

      Not necessarily. Due diligence still applies, for example, what can your land accommodate regarding your infrastructure? Engineering plans still apply. Have you got those in place?

    What time of year do you have to deal with the water issue? Do your planning then. That way you’ll know where your issues are. Before you dig your roads, get your runoff issues controlled. Divert everything to one or two locations, and divert that toward the lake. A geographical map might help. It doesn’t take much grading to get water to go where you want. You may have to deal with tree, brush removal after the diversion because what was once used to being soggy might die. Once you’ve got the water diversion under control, make sure you look at what it’s going to do to soil erosion. The last thing you’d want to do is put in pilings, footings and ground supports just to have them washed away. When you change what’s been happening for years, you open up another can of worms. On the other hand, and the best thing, is to work with what you’ve got, and don’t disturb the ground. Have a geological survey done, find your dry areas and put little pockets of domes, A-frames, yurts, etc. in those locations. Each area could have its own theme based on what you group there. Roads: Use crushed concrete, stone or a substrate that is not going to interfere with what’s draining. You want the water to still be able to follow it’s path. Blacktop is not recommended. It will stop the water, flood areas you want dry and cause problems that will cost you unnecessary repairs. So, my suggestion is to make your entry gorgeous, pick the driest location so you can pave it, set back about 250’-300’ keep your main building there, and branch out toward your pockets of sites from there. Work with your landscape and save yourself a lot of money that you can use where it’ll show. Don’t reinvent the wheel❤️

If you can guarantee that, want to manage that process and are willing to support the cost, then, go for it. But I myself want to eliminate as many processes as possible.

    I am temporarily in an Eastern European country (EU member) and I am checking local glamping businesses with an idea to start my own. I see a lot of neglected sites in heavenly outdoor landscapes (albeit consistent investments) which still have full yearly bookings. These sites would bankrupt in North America within months. How would you explain people still pay premium rates and enjoy them?

      It seems like you are asking about market research. You need to determine how profitable a glamping business will be in a certain location. The formula is your average nightly rate for the entire year multiplied by your average occupancy rate for the entire year. That's your gross revenue. Subtract your expenses. The best source for nightly rates and occupancy in your situation might be AirDna. They have a global option. You can also if Rabbu and Pricelabs have global data as well. Good luck!

    Good job! I find when I stay in a property, I hate it when a host doesn't provide laundry detergent. We provide stain remover, bleach, detergent. and even hydrogen peroxide. Our cleaners use these and why not share with the guest. Our places are 3-2 houses. I probably will create more labels in the kitchen.

      Yes to the labels! Guests truly love and appreciate them. For 3-2s, providing those amenities makes a ton of sense. You host a higher number of guests per stay than I do and they'll likely need to do laundry, especially if they're staying more than a couple of days. This particular unit is a 2-2 and typically only sees guests that stay 3-4 days. They don't often do laundry and mysteriously, always leave their detergent behind, so I have a stockpile. 🤣

      Totally! It's a county-by-county matter. Follow these steps: Run a Google search for AirBnb glamping. Then once on AirBnb's page, select new york state as the location. Find glamping sites that you like, then from there, look up what county it's in. That should give you a starting point for what counties are open to glamping (assuming those glamping sites are built legally, of course!) Good luck!

      Hey! The laws for glamping don't depend on the State. They depend on the county. Find a county where short-term rentals are allowed, then find a commercial or land realtor. Tell them what you want to do and they should be able to guide you. I've got a video on glamping laws and a video where I interview my realtor. Those should point you in the right direction. Having just the two AirBnbs and wanting to keep more profit is a model that would make sense to clean it yourself. But you also said it's annoying - would be curious to know why. Is it the guests or the management process you find annoying? Something else? Agreed that a lot of people boast about returns. That's why I publish receipts.     I can always tell what the most useful and information-packed videos are, because they always have the lowest number of likes and comments. It seems like people far prefer watching hype videos telling them that they can make millions passively to digesting substantive content that covers the real steps and hard work that will be required. Thanks for posting this. It is extremely valuable.

    How do you overcome the fear that your income projections might be wrong? Not just wrong, but wildly off. It might be irrational but my greatest fear is that despite paying careful attention to cost projects and income projects across various scenarios that my math will just be wrong. Probably from picking the wrong location. Almost everything else can be fixed but if we take this leap only to discover that we picked the wrong market, how do you recover from that? It seems that you are very confident in this project's projects - you are 2 other partners. I have watched a lot of videos on STR deal analysis and finding a market but they all seem to be a little too simplistic. Did you have to do any type of feasibility study, market study, or anything else that is more in-depth and backed up with raw data than what we typically see on TH-cam?

      Totally get it. The fear never completely goes away, but the more experience you accumulate, the more you can see what’s noise and what’s real that you have to pay attention to. The biggest mistake people make is they create the product they want to create and not the product the market wants. So that’s key. Where is the market going? In what thpes of homes do they stay? How long do they stay? When (at what points of the year) do they travel? Get incredibly clear on those then you can decide on the market that gives you the most confidence that the market will respond in a positive way. Hope this helps.

    You deserve more views. Your video is very well put together, so much so that I'm going back through a second time and taking notes. My mom and I are looking into short term rentals as a way of replacing her income after she suffered a stroke in April. This is something we've been wanting to do for a while, but the stroke has really accelerated the need to get going on something. We're looking at a lot of locations, and I think your video really does a good job at providing a clear method to cut through the "noise" and find low-key winners. So many people talk about over-saturated markets like Gatlinburg and Tampa. We were looking at Moab, Utah, but with the capital we have at our disposal right now I just don't see any way to make that work.

      @@airbnbgirllaura Right now it's figuring out what we can do and what will work. We don't know how to estimate all of the cost involved. We need to figure out where to build, what to build, how much that's going to cost, and how much it might be able to earn - and at the end of all of that right now if the answer is "it costs too much" or "it won't be able to earn enough" then we have to start from scratch, or downsize the plans, or find creative ways to stretch the capital. There's a set amount of capital we have, an unknown amount we can borrow, and a specific amount of income that we need to be able to replace at minimum. So it's all a numbers game right now. There's also everything else that can derail any plans we start to make, like regulations, or some requirement of a DSCR loan that we can't meet.
