    I have property for sale on the beach. I've received 2 cash offers but I didn't accept the offers. I was ready to remove my property from the market until my realtor said several buyers are interested in the property but buyers can't get in to see the property because the hotel is sold out. So property sales on the beach may have slowed because buyers can't get in to see the property.

    I think your both forgetting the part where everything there is in a flood zone there. Buyers that were interested a year ago have studied the areas. They allow builders to build in wetlands.

Mortgage rates are skyrocketing. Gas prices. We are at War with Russia. I appreciate your transparency and expertise.

    So, as a potential buyer/investor are you saying it is not profitable to put 30% down on an oceanfront property with the hotel managing the condo? I live a few hours away and wouldn’t be able to manage it myself. Can you suggest or make a video about the general top cash flow type properties to invest in?

    Just got home from there. We were looking at what is for sale. Condos, houses, new construction. That whole area is built on a wetland. It's gonna be a catastrophe when a hurricane hits. I have never in my life seen such terrible cheap construction. All those new $600K and up houses are poured foundations with stick built on top. All it needs is 1 good hurricane those houses will float away. It should be mandatory to only build homes that are completely poured concrete. Terrible! Destroying the ecosystem. And the traffic??? WTF.... Has anyone there ever heard of an "Environmental Inpact Statement ".... the roads there do NOT SUPPORT the amount of traffic there. Dirty politicians get paid off by crooked builders. Disturbing on every level. People really need to educate themselves before making the worst decision of their life.

    I respectfully disagree. This is the beginning of the housing crash. Zillow will no longer purchase properties. Major red flag. Big investors are now on the sidelines. Prices are declining and inventory starting to rise. I dont believe now is the time to buy in Myrtle beach. Investors will eventually put their houses and condos on the market causing more inventory. This is just the beginning and it will get worse

      Interesting perspective. You are absolutely right about Zillow. They are pausing the purchase of homes for a bit. You are also correct in that inventory is rising on a national level. Here in this market is has been flat since April or May for single family homes and still going down for condos. There is still so much demand in our area. More buyers than available properties. I don't have a crystal ball and cannot predict the future but for a crash to happen there has to be something major outside or real estate to happen. Condo inventory is less than a 30 day supply. Home inventory is just over a 30 day supply. Before we start going negative, we would have to accumulate inventory, thus causing sellers to drop prices to compete and we have a long way from getting to that point. Having said all that, I have seen crazier things happen, therefore I would never rule out your prediction. Time will tell...Abe Safa

    Guys.... Banks aren't loaning as much and criteria was raised to be made alot harder to get a loan. Why would banks loan at the top of the market. MAJOR red flag.

      Good point. There’s definitely some concern out there. No one wants to get burned again. I would not be surprised if lending eased up some. The refi apps have dipped. Lenders will want to and need to generate new business. It’s so hard to predict. Too many variables at play. The one thing for sure is inventory is the lowest it’s ever been. Everything is a crap shoot. We can control lenders. We can’t control interest rate. We can’t control government interference or regulation. Right now, we know we are still in a deep sellers market. Until inventory builds, that will change.

    Is it worth paying double for a house or condo just because you got a mortgage rate of 2.8 percent. For me my answer is NO. My friends recently bought a place in Little River and they got a 2.5 percent mortgage but the bank made them put a 50 percent down payment because the condo didn't appraise. This market is gonna POP! Once the mortgage forbearance really end and the rent moratorium ends.... there are gonna be alot of foreclosures. Also alot of new buyers that bought in Horry County dont realize the flooding situation. Places were sold sight unseen without an inspection. Some places in Horry County flood that aren't even in a flood zone. Its gonna be a mess.... but I think its gonna be 2023 that interest rates will go up.

      That is a great question and one that is very relevant to the current market. I have seen many Buyers pay above the appraised value. I personally am not a big fan of paying above appraised prices, except in a circumstances. ie. you have to have that one home for some reason and don't plan on ever leaving. I do agree with you that buying a property just because the interest rates are low, is not sound financial practice. As for the future of the market, no one has a crystal ball. Inventory is so low right now that it would take a lot to shift us out of a seller's market and into a buyer's market, plus demand is so high for the area, with Horry County becoming a major retirement destination....Abe Safa

There are so many newbie Realtors that just wanted to sell and make a commission... they made their clients purchase places without any contingencies/ inspection. This untruthfulness will really hurt that area when it becomes a BUYERS MARKET. Doesn't anyone remember what happened in 2008. Or even 1982 when mortgage interest rates went up to 15 percent. There are so many things pointing to a bubble.... Real Estate History Bitcoin (invisible money can collapse over night) The stock market is so volatile. Afganistan (we are under RED alert for an attack on American ground again) Mortgage forbearance ending Rent moratorium ending Unemployment ending A very week President.... who I bet backs down because of medical reasons or he gets impeached because he just gave Afganistan to the Taliban. I bet by Jan 2022 Biden will be out of the picture. If Kamala became president our economy would collapse. All these illegal immigrants coming through the border. DELTA VARIANT!!!!!! The market is softening because people are being reasonable. Also, your market in SC had 1 year of backed up sellers when the country was put on hold due to Covid.

When word gets around about how untruthful SOME of the Realtors there were about the flooding.... Retirees aren't gonna want to live there. Also, alot of those brand new homes... there are going to be alot of flooding issues because Horry County Politicians haven't handled things correctly. There is no place for that water to go. The water needs to be diverted correctly, and it has not been.

    We just went on an exploratory trip to Myrtle beach, for investment. we concluded that we should look elsewhere. The prices are VERY tempting ($ 95000 for Ocean front ! Where else can you find this?) but it come with expensive strings attached. You are not buying a condo but rather a CONDOTEL; the difference has something to do with the property you buy being actually a commercial property, because it has a check in desk, and various amenities. Skipping over many tedious details, the result for the buyer is that he has to pay expensive HOA dues each month (between $500 and $1000 ,) but wait, I'm not finished : If you rent your place ,and use the friendly Real Estate office right there in the building, you have to pay them about 40% of rent received, (I bet you were impressed by how high the rents were, weren'tcha. Well, sorry, but it is 40% right off the top,) They'll tell you that YES you can use AirBnB or VRBO , but if you do, you'll lose the use of many amenities, plus you'll be responsible for cleaning, linen changing, and maintenance... Now, let's get to the buying part; I have read that 90% of people applying for a mortgage get turned down, and if you are among the "lucky" 10%, you do not own any part of the building other than your apartment ,all that is handily being explained by the fact that you really own a commercial property, (again I'll spare you the legalese.) Also, worth mentioning is that, to the best of my knowledge, you wont be able to to get a solid 30 years fixed mortgage, but rather you'll get a high interest rate, ADJUSTABLE MORTGAGE (when we hear that phrase is the point when we run like hell.) So, the best way you can buy that ocean front condotel is to come up with the cash. You probably came to that conclusion on you own, but I'll mention any way : If it is hard to buy, it is also going to be a B - - - to resell, just sayin'. This info is fresh (at least in my mind) we returned from MB yesterday. I am not any sort of real estate, or tax or property management expert but this is what I understood; I might have made mistakes and I'll be happy to retract them if proven wrong, but The best advice I can give is : Don't get blinded by the shiny things and DO YOUR DUE DILIGENCE

      I think you're spot on. My wife and I recently were discussing buying in MB so the low price was appealing but some of the HOA fees alone made this an unappealing thought.

    County Council couldn’t find their way out of a paper bag. Now no Masks. The Governor took no responsibility for making meaningful decisions to keep the people safe. He passed on making a decision on masks and said the municipalities can decide. His mantra was Social Distancing. Numbers for S.C. just this past week=784,921,686,666,539,722 & 810 for positive testing. Horry County 436. Deaths for this past week for Horry County total 260. Many sports team in Horry County public school have just tested positive. Illiteracy rate is 31% here & health care is sub standard.
