I re-bed or reseal my front hatch on my 36 foot Canadian Sailcraft. This project took a few hours and here are the highlights.

Once you get the leaks fixed and the mold cleaned up, consider renting a Concrobium fogger and running several gallons of Concrobium through it in the boat. move the fogger around to ensure you get into all the hard-to-reach places. Also, check out some of the articles from Practical Sailor about mold cleaners and prevention.
Oh man! I looked at that boat last year. Definitely a lot drier then. Good luck. I'm keeping an eye out for another CS 36.

Looking good! I like how much importance you gave to anchoring out in shallower water environments. i’d hate to have a large draft that would keep me from going cool places. i also like that you’re already thinking about guests!

Yessir. Practical Sailor reports 6’4 headroom in the cabin, although you might have to crouch in some areas.

Fixing leaking portlights is fairly straightforward. The real question is are any of the through-deck bolts holding on the deck hardware leaking? That's when you get into wet/rotten deck coring which is where the pain starts.
Only one spot so far and it isn’t bad. Going to reseat the hardware soon.
