In the case of self builders - appointing a selection of contractors to do the various aspects of a build - is each contractor responsible for the planning managing and monitoring of their bit only. And, what happens if the self builder does not want to pay the architect to be the designer?
Not ideal putting a deck on top of the insulation this is a point of failure down the line simply don’t install it out the roof covering directly on top of tissue backed insulation
You missed out the a key component, they vapour barrier
How can you undercut doors by 10mm if they’re fire doors? this will often be beyond the test certificate of the door!
A few thousand, ha ha ha I wish. We've got this exact situation, current best estimate is an additional £15k to go down to 2.25m depth.
No mention of water vaper in either roof example??
Thank you structural engineer Olivia Blot
Architect "Here is my design, I think it complies for reasons x, y and z" BI "I disagree, but I'm not going to tell you why". So, we have an industry full of people whose job it is to know the regulations, and approved docs, inside out for 'checking' purposes, but when they encounter non-compliance they won't be able to say why it doesn't comply to the architect? Madness.
I have learned
YOU SAID IT PAL
So can you have a door at the top or bottom of stairs at a right angle if it opens into the room?
Do you know how the sphere is passed through the infill spacing? i would like to use a aluminium spindle but if feels like it may flex and allow a sphere to pass through, what force is applied to it?
It says that RBCA will need to seek advice from RBI. What is the difference? The company is a group and thus is called RBCA while RBI is an individual? So a group will ask advice from an individual, what am I missing?
Thank you, superb detailed information.
nicely done - thanks !
That was very helpful. I live in Phoenix, Arizona, and I’ve been trying to solve the issue with my flat roof den room extension that was here when the house was bought by my parents. It’s my parents house and let me tell you I’ve rebuilt the back porch I’ve had to reset some of the walls, but the whole house in totality is poorly poorly insulated but when it came to this one room, nobody has been able to clearly and logically explain hot roof versus cold roof to me. Everybody wants to use condensation and start trying to get all scientific and all these numbers no I just need to know the structural difference that’s it. Thank you so much finally gosh darn I’m gonna share this with anybody I can, cause I’ve asked lots of guys and they have no clue they try to explain science to me too. I just wanna know which one I need to build and how to build it.
Great video. 👍🏼
Thanks for sharing valuable information Paul. Very appreciated.
According to Table 1 of BS 9251 2021, Category 4 only applies if the building is 18m or higher (a flat of 4 storeys can be less than 18m and therefore not Category 4). Do I understand wrongly?
Hi, can I ask please as part of the BS 8251 is it part of the regulation to always complete the Fire Log Book and how often do service and maintenance inspections need to be carried out thank you.
Very good. Gives me a good starting point on what to look for. Thansk
So if your building kitchen extension, is the builder considered as the principal contractor?
Yes. Whether appointent or not.
Reference bathrooms in Cat 2 do bathrooms over 5m2 need sprinklers
Brilliant explanation.
Very concise and useful talk, thanks for putting this together. Well done.
Thanks, great explanation. Regarding domestic extensions the exact thing you spoke of happened to my next door neighbour, he somehow ended up with concrete tiles on a pitch that was too low, the roof started leaking a few months later and they all had to come off.
Need one on water pipes (are they the same) for extensions and additional drains (retrospective damp amelioration)
Thanks for this… I’m prepping for the bsr bscf exam and needed this quick and direct guidance
these videos are pure gold
Thank you that was very helpful, however in practical terms what does this mean for building notices. As inspectors and not part of the design team, I can envisaged us encountering issues when determing compliance on site. If the contractor is technically struggling to comply, is there any point in the building notice route.
Thanks
Very helpful, Thank you . I want to learn more about Part L buildings other than dwellings
Interesting to see how factors like ecology will effect this. I had a site delayed by ecology for over two years and banks won't lend unless building regulations drawings have been released. This will mean some schemes may have to go back to planning and a lot more developers could go bust due to the terms of the loan. UK Gov strikes again!
If it’s the duty holder that the buck stops with what’s the point of the building inspector
the links in the comments do not work
Hi Steven. We're sorry that the links haven't been working - thank you for letting us know. They have now been updated so they should be working correctly again now. Thanks again. All our best, Quadrant Building Control.
What do you think to these new regs Steven this is going to cause total chaos imo

Very informative Only wish I see it before I started my self build I’m in 2.25m deep because building control see a tree in the neighbours garden and it went to pot from there. Structural engineers report never mentioned about clay heave Now I have to remove all shuttering and put 75mm clay master boards 😮 Question Paul Could there be anymore stumbling blocks? Thanks in advance Also any idea what 152/152cu is?
Really good concise video, thanks.👍
Very useful thanks
Key issues are always missing and that is that to mitigate the build up of moisture in a home then Humistat Extractors should be more widely installed and Traditional English building appearances will have to change......... Why are Continental Roller shutters not incorporated over glazed areas to reduce heat buildup in rooms and applicable to all rooms with air temperatures rising. Thank you for the information.
Great help for all. Many Thanks
Promo>SM 💐
Very interesting. Thank you.
Great video very informative thank you..
by charge points I am assuming your referring to Level 2 What if Level 3 is applied?
It makes a lot of sense in my view but if you use the NHBC calculator, you can't find the hedge, only the full blown tree which I think is a significant oversight in many cases.
Hi Paul. Very clear and on point video. What is your take on this : "There are general observations and characteristics that can support the fact that a hawthorn hedge typically has lower water demand compared to a hawthorn tree. 1. Root Systems: - Hawthorn Hedges: Hedges consist of multiple shrubs planted closely together, resulting in smaller individual root systems. The limited root system of a hedge generally requires less water. - Hawthorn Trees: Individual trees, especially larger and more mature specimens, have larger and more extensive root systems. These root systems can extract water from a wider area, resulting in higher water demands. 2. Canopy Coverage: - Hawthorn Hedges: Hedges typically have denser foliage and can provide some shade and protection against direct sunlight. This can reduce evaporation and help retain soil moisture, resulting in lower water demand. - Hawthorn Trees: Trees have larger canopies that can create more shade, but they can also increase evaporation, leading to higher water demand. 3. Soil Moisture Retention: - Hawthorn Hedges: The close proximity of shrubs in a hedge can help create a microclimate that encourages moisture retention in the soil, reducing water demand. - Hawthorn Trees: The larger open space around individual trees may result in increased air circulation and soil moisture loss, potentially leading to higher water demand."
Well worth a watch if you are in the building ind. regs are changing all the time, this guy is a straight talker, no fancy bull sh** just facts, save this video and review it before you go on your next extension...dw
Really useful. Thank you.
Leyland Cypress as an example are certainly not broad leaf but do have a high water uptake.
