Duplexes with full basements are fairly common. If the property would support the parking, the basement can be converted into a suite making the property a triplex

I would like to add that the taxes are handled differently for room rentals as well. There are certain tax breaks you receive for renting out single family dwellings at market that you won't be able to utilize while renting out rooms.

In an owner financed property, What if when the balloon payment is due the owner is not willing to refinance and wants full payment? The borrower after 5 years will not have enough equity in the property to get a loan to pay the balloon. Where else can he get the money if he is doing a rent to own deal with the property currently? Will he have to sell the property and break the rent to own contract?
