Wow. I'd change the decor color theme, put a bbq area, hot tub and small veggie garden in the back yard and be happy, happy, happy..as long as it is all on my own land.

Get rid of the crazy tiles in the fireplace especially, brick or stone would be nice. The table is ridiculously large for such a small place. Replace with a bar to sit at, move the sink to the bar & add a dishwasher.

Only in the United States would a 1,350 sq ft house be called a small house. It is this mindset that is the cause of the shortagei of housing in America. I live in a two bedroom, 1100 square foot that was built in 1932. It was more than adequate to raise a family, what is looked at as too small in today's United States.

It’s a smart design, especially for tiny living. I like the color choices, cozy feeling. I would have put the kitchenette where the desk is, the door may need moved over slightly, and I would have put the desk on the other side. I don’t like working where I sleep so having the desk right up against the bed isn’t for me. I love your bathroom, I’m happy we have more house plans with walk in showers. If you did a Murphy bed, or even a futon, you could put it where the kitchenette is and put the kitchen where the bed is and add a little more countertop for a eating area (or more kitchen storage). Nice job.

I love the colors, most people try to use vibrant colors and somewhat mute them and it looks awful to me. You made purple feel comfortable. Also, nice layout, I love open concept spaces and I like that you fit a full fridge and washer/dryer in the plans. The yard has a nice whimsical atmosphere.

You could use the stairs for storage.

Needs a Murphy bed unit with a couch when the bed is not in use.

There are some great ideas here and the home is beautiful for sure but a few things would give me pause. First of all those steep stairs need a handrail for sure. Secondly the headboard to the bed upstairs is precariously close to the edge of the steps with no wall whatsoever.. Beds do slide and move around. Also I wouldn't like sleeping with my head to the open stairs like that, headboard or not. I couldn't stop thinking about some psycho killer creeping up the stairs behind me all night. Now on to the patio upstairs. With no overhead cover that nice wicker furniture will be ruined in short order and no runoff for the rain. Seems like a possible rotting issue. Also the washer is inside and the dryer outside? Both are in inconvenient spots, the washer partially blocked by the kitchen chairs and the dryer just being outside is a hastle. Perhaps that small side porch should be an enclosed laundry room instead. Washer and dryer together with some storage too. Also the kitchen needs a few upper cabinets. Trim down the windows a bit. Not enough storage. I would close off the bunkbed area to downstairs and make that part of the upstairs for more space. You could add a nice big closet and room for another dresser too. It's hard to imagine a family of four in that house anyways. Three max I would say. Anyways, it's a beautiful home but some changes would have to be made for me.

Need to get rid of the small square window over the cooktop and put in upper cabinets. Storage needed.,.. there's not even one drawer for utensils. Make sure UberEats bring knives and forks with your daily orders !!!

This is a great example of a “Look-at” house: fashionable but no practicality whatsoever! The kitchen is non-functional without any storage. Built for a warm climate, but with all those windows the cooling costs are going to be high. This design needs to be scrapped and started over.
