so beautiful. i remember wheb i was young came to the united states, from philippines, we arrived and lived in fresno. i lived my dream and met my husband in fresno and married in vegas, fresno was our first place and my sister lived in clovis, i love the canon roads and hills and valleys toward the table mountains. this makes me truly missed clovis california and fresno. fishing in millertone lakes and driving on days off of work enjoy my time with mom and dad, sister and my husband.

They can use comps from a completely different town if there are no recent sales near by that sold within the last 90 days. Generally they can use comps in suburban areas within a 3 nautical mile range for urban areas, 5 nautical mile range for suburban and over 5 nautical miles for rural. Independent appraisers do this as well. They can use older houses as comps, the zillow algorithm behind the scenes takes in the age of the house as a factor and depending on the age difference, the algorithm may adjust the value based on the age. Appraisers do that as well when they calculate the final value of the comp compared to the subject property. Same for square footage, etc. Zillow's error rate is 4.3%. Which is about the same for a licensed home appraiser when you consider that getting opinions from 5 different home appraisers will end up getting you 5 different home value numbers
