    Great video! I'm looking into debt consolidation with Cash out Refinancing... However, If DTI exceeds loan terms for Cash out refinancing (DTI is over 50%), how can I use the equity to payoff existing debt if I don't meet DTI standards? We have over $200k in equity but carry roughly $110k in debt (vehicles, credit cards, and personal loan). Is there a way to still get approved for cash out refinancing with high DTI considering the amount of equity in our home? Also, if approved can additional equity be used to cover closing costs? Would love to hear from you ASAP. -Andy

    Just trying to educate myself on the different DPA programs and what they mean. My understanding on dpa assistance was that there were actual grants to help with the down payment. Is that the same thing? I have about $6,000 in my savings and I need help trying to purchase my first home. Iv been prequalified and I have a agent but honestly I’m so confused about all the terminology my head is spinning.

      Hi Tiara, Thanks for the question. There are actually a couple different options when it comes to down payment assistance. You are right, there is a grant option, but there is also a silent second option. For instance, CHFA offers a Down Payment Assistance Grant and it would be assistance up to 3% of your purchase price and you wouldn't have to pay that back. They also offer a Second Mortgage Loan and that would be assistance up to 4% of your purchase price and repayment of the loan balance is deferred until certain events, such as payoff of your first mortgage, or the sale or refinance of the home.       Hi, Erika. Mortgage rates are determined by many factors, some of which are in the borrower's control and others that are not. Examples include the borrower's credit score, loan-to-value ratio, the overall economy, inflation, job growth, and a lot of other factors. Rates will also vary by lender, so the borrower should do their research.     Do these loan programs affect your debt to income ratio? I need to know this because I am only approved for around 350k and cant use these programs if this means my debt to income ratio will increase causing my preapprpval to go lower than 350k...i need every penny of my approval amount...please let me know
