We like to check out the annual Griffith street fest - that's a fun time to be in Griffith :)
I grew up here. Don’t live there anymore but it’s cool to see that a lot of things haven’t changed too much in the last 20 years.
On the corner was the former "Farmers State Bank".
I could just get a water system from Culligan. They work well with softening and filtering.

I was thinking about moving there or Valparaiso. I noticed you are only a few minutes from Chicago.
Both are great towns. Valpo has more of a "downtown" that is an area attraction - St. John doesn't have much of a "downtown" if that matters to you. Crown Point also has a cool downtown (but much less grand than Valpo). off peak traffic, St. John is about 50 minutes from downtown Chicago. Valpo could also be about 45 minutes from downtown if you take the skyway bridge which has a $7.20 toll each way

Any issues With Mother Nature as far as tornados? Or any of those devasting weather
this area of the midwest is about as chill as it gets regarding tornados or devasting weather. as for any home, youd want to keep your eye on drainage to make sure the drainage in the area is correct so that when the 100 year storm come, that water gets conveyed properly.
You can keep Illinois Taxes too high. I live in Tennessee 1500 a year.

It’s no more of a drinking town than most towns in the US. The worst part of growing up there was a lot of racism, that’s my personal experience.

Licensed IL Broker here. Question: Signed Buyer agreement is $1000 for Broker’s compensation. Seller is offering $800. Is the additional $200 paid by Buyer? I do understand the capped amount I can receive is stated in the Buyer’s Agreement…… If the remaining $200 is due from the Buyer, what does a “negotiation” look like if the Buyer wants the Seller to pay the additional funds? When does the Buyer (and Designated Agent) know what the compensation is? I inquired about CC from a Listing Broker and was told, “Yes, the Seller is offering ‘some compensation.’ Although he would not say how much. Sorry to be wordy……… Appreciate the info!
Hello! if your agreement has language that your buyer is required to pay you $1000, and the seller is only willing to pay $800, then technically your buyer is responsible to pay through balance $200. But, you’d want to make sure that your buyer understood this on the onset when signing the agreement. I usually tell my buyers something like “Ms. Buyer - after the July 2024 NAR legal changes I know have to have you sign a buyer-broker representation agreement before I can show you homes. The form has a line that list what my brokerage’s profession fee is as a percentage of the home purchase value. The seller typically pays the buyer agent commission, and in our offer we will ask the seller to pay the buyer agent fee. I’m going to fill in the fee amount as 3.0 %, and most sellers will pay in the 2.0% to 2.5% range, and some will pay 3.0%. I’m OK with 2.0-3.0% (or whatever range you are OK with), but if the seller declines to pay that amount, then we will have a discussion on how to proceed. Legally, I can come down from what we write on the form, but I can’t go up, so that’s why I put 3.0%, and if it ends up being a lesser number then we will revise the form to go down to the amount the seller agrees to pay” Hope that helps. @@KiyaAldridge-q5j the voucher program changed such that as long as you are an Indiana resident, and your income is sub $200,000+ then you qualify. Whatever the school would provide would be what services you get. As it relates to additional state services outside of what a school offers - I don’t know that info. 🤷♂️

Fun Fact, Chicago mob used this lake for body/weapon dumping in the 1920s-50s. This was because Al Capone actually owned several hotels in the area. Don't ask how I know. @@dr.traplord1227 that’s beyond my expertise, but I don’t think so because the main point of the projects is to get the feet of sludge off the bottom of the lake, of which, I don’t think that muck has much beneficial biological value
@@TonyAnczerRE also beyond mine, all I know about the subject is aerobic bacteria consume ammonia and nitrogen to turn them into nitrates and oxygen. They could also be removing anaerobic bacteria which takes the same nutrients to feed but produce CO2. You're right, they're doing it with good intentions. Most likely would be the latter then

I lived in CP from the early 70s to the mid-80s. The closed bowling alley was a grocery store. There was a bowling alley right next to the post office.

@@dawnstraughen755 the sludge dries out (often called thickening) and then can be disposed of or worked into soil (I’m not sure of the plan for disposal is - depending on the soil characteristics you would do different things with it)
They used to harvest ice for ice houses because it was so clean years ago. Too much fertilizer and weed killer going in now from their chemlawns and true green treatments. That should be outlawed. Also the creeks that go into it should be monitored.

Actually, it was sewage lines that ran from all the houses, cottages and hotels that were built there from about 1880-1920. No processing or filtration. They turned a beautiful, crystal clear, spring fed lake into their sewer, back in the day. That is the reason that lake suffers from extreme algae blooms every year, like pea soup…

I worked as an intern for the Town of Cedar Lake about 40 years ago and they were talking about it then. For those who do not know, when the houses were built some 100 plus years ago around the lake, as I was told, they had sewer lines that went directly from the houses into the lake with no filtering or processing. Those lines were never completely capped off until sometime in the 1970’s. The water in this lake turns into a pea green soup by the middle of July every year due to the algae blooms from all the bacterial fertilization from all those sediments. This was considered a resort paradise for rich people from Chicago when originally developed. They had excursion trains that dropped people off at a depot on the west side of the lake. In addition to all the houses and cottages that were built, there were a number of hotels and ballrooms surrounding the lake. The great rich people of Chicago, in all their “intelligence” made this lake their sewer, then started to abandon it when it started to show its wear and tear. It is a shame. This was an absolutely beautiful lake at one time. While this is a good project, it is only a “bandaid”. It will probably still take nature another 50 plus years to process and cycle all the sediments that remain after dredging.
