    No foreign buyers, empty home tax, increase in capital gain tax, increase in interest rate, tenant/landlord board backlog…what did you expect!!! With all these engineered restrictions condos are still hanging on.

      People need to realize that detached/semi’s cannot get built in 2026. Unfortunately there’s no sewer infrastructure anywhere in Ontario. Our only saving grace is condominiums and reality is that no condos will be built for at least another 3 years. You don’t need a crystal ball to know what’s going to happen to prices.

      Your absolutely right, condo prices will be increasing, the only question is when, be it 3 years or 5 years or more. In either case I believe we've reached the bottom of price decreases and Toronto condo buyers have a rare advantage of choice.

      We've barely seen any condo launches in 2024, and the ones that did launch struggled to sell. 2025 will have very few launches if any. Low rise projects on the other hand (detached homes, townhomes) are launching and selling well as a contrast.

    I've known a number of people who left Vancouver for Toronto and regretted it. A common complaint was that it's all about WORK there, and nobody takes the time to enjoy life. Compared to Vancouver's proximity to NATURE and the city's varied terrain, they found Toronto quite flat and depressing. And then there's that horrible WEATHER. Brrrrr...... They traded rain for freezing their parts off. They also didn't like the attitude of so many Torontonians that their city was the only place in Canada that mattered. No, it isn't.

    Even with a pre-approval, keep the financing condition in the offer. The pre-approval approves the Borrower, while the actual mortgage approves both the borrower and the property. Banks sometimes refuse to lend on some properties. So never ever assume that because you are pre-approved, you are guaranteed a mortgage on any property.

      Thanks for sharing, you are correct if the appraisal comes in below the purchase price you'll need to come up with the difference. However I've never heard of banks refusing to lend on conventional condos, unless there is something very wrong with the condo Corp. In which case you would use your status certificate review condition to exit the deal.

    You've overlooked the most important issue: the size of the Reserve Fund. Straightaway the MOST important issue, in my view.

    It baffles me that one of the richest neighbour hood in toronto does not have sidewalks. I guess it’s to prevent the peasants from coming. Probably the same people who asked Ford for the bike lanes to be removed.

    Roncy’s apothecary and Clinic is amazing, it’s like another world. Cafe Polonez and Alimentari have excellent food and vibes. The Local and The Inter steer are great for live music and drinks. The review cinema for movies. Roncy is one of the best hoods in the city.

      unless of course if you are part of the so called "elite" and "heavily connected" individual, even then, there's still no need to showcase wealth in Toronto, especially when part of community policing is to encourage home owners to give up their belongings and make it easy for burglars to take what they want from you. this of course is in addition to the various forms of taxes including inflation and lack of public transits and so called health care. meanwhile your local coffee shops are serviced by foreign work permit workers.

    How are you supposed to get an appartment if you are migrating as a new permanent resident with no credit history and no job, but a lot of savings (e.g. enough for several years rent)? Can I show the landlord my savings to give them confidence that I have the ability to pay? Also, I thought it was illegal for landlords to request multiple months of rent? (4:04)
