      While we respect your opinion, we totally disagree. Our guest, Rita Tower, and our host are some of the best in the industry, and they simply discussed what they would do in their home renovation projects. The homes that they have renovated looked amazing and sold or rented quickly. As real estate investors, we follow trends, but we are not painting every wall a different color. That is a formula to go broke for real estate investors.

      👋 where are you located? In some regions, a national lender might be best. In some others, a local lender might be best. At the end of the day, they want to make sure they make a good loan in the event that the borrower defaults. A local lender might loosen their requirements if it’s a no-brainer deal 😁

    Not trying to be a nay-sayer, but having been involved in HOA management, and having seen the results of underfunded Rserves, and also having been a Realtor, I can say from experience that the average buyer has no experience or expertise to allow them to determine if the condo reserves are adequate. Nor do Realtors; and HOA managers may not have the expertise. Reserves normally are calculated on a 30 year period of time; the Reserve analyst needs to know, for example, what type of HVAC unit(s) the condo has, their age and estimated lifespan, their adequacy, what a current replacement HVAC system would cost, and the installation costs of removal and replacement. To those numbers, an inflation adjustment needs to be calculated and then the costs are prorated over the life expectancy of the current unit(s). For a small condo, the costs are going to be largely doable. For a high rise condo, has there been an adequate assessment, for example, of what helicopter time runs to deliver the unit to the rooftop? It won't be cheap. And asking the Reserve Analyst how they got their numbers is no guarantee of a correct and honest answer (if the analyst is not on top of things, do you think they are going to tell you?). I am not trying to scare you; just pointing out that in many, if not most cases, Reserve analysts are doing their job and understand the complexity of the building upon which they are doing their study. But as a buiyer, you take the risk.

      Many inividuals do very well investing in real estate. Some don't, and that is not always because they did not do their due dilligence. My initial comment is meant to call for an exercise in caution to your original comments about reviewing their reserves and reseve study; a simple perusal of the study will generally not disclose faults in the study unless one has the experience and background to understand what should be in the study, and what underlying assumptions may be in it.

    Be careful working with Jivar, we were the rendering company responsible for helping them create the visuals for this project and we have yet to be paid many years later. We worked with Jivar and their team to create the visuals for their Houston Heights Hotel, they took the renderings we created, posted them for advertising without paying for them, and to this day have been dodging our calls, emails and invoices. If anyone works for Jivar in the future, make sure you have a signed contract, multiple sources of proof of work, and a clear schedule of payments!

    But then a commercial lines underwriter and a personal lines underwriter and I have seen my ends go out the door in legitimate claims. It is not there standard procedure to lowball but the first few people that see your claim might not have the authority or the experience to offer you more money. Nothing like the standard fearmonger for clickbait
