    Hilton Grand vacation is a complete SCAM !!!! They gave false info from the start!! Got suckered into it , got an attorney involved ,could not resolve because of attorney lack of knowledge. purchased approximately 1 year ago for $16,000, company emailed back with a resale of $2,000 HA HA Ha Are you kidding!!!! a DEPRECIATION of $ 14,000 in less then 1 year , WHO ARE YOU KIDDING!!!!! buyer beware!!!!

    Most of these presentations try to sell you on the cost of booking a hotel vs the cost to buy a timeshare. Am I the only one actually getting the calculator out during these presentations and calling BS in the middle of it?

      We got out the calculator. Needless to say, we did not purchase. That, the $1,000 annual maintenance fee and 17 % interest rate were mighty deterrents

    What are your thoughts on buying a resale for little of nothing? The maintenance fees are less than I spend on travel annually. I’m most attracted to doing that with Hilton Vacations. Thoughts anyone? (The one I have my eye on is Hilton Vacations. 21,000 points, platinum week, gold crown raising, Las Vegas Strip, 2 bedroom, annual maintenance is at $900/yr for $2,000 purchase price)

    I went to one of those Grand Vacations seminars in Vegas. The reps are by far the most disrespectful people I've ever come across. If you tell them No, they will literally insult you. They'll even try to push their sales on to you by being overly aggressive. I've learned that it's best to play fire with fire with Hilton people, because they are some of the most vile people to do business with. Screw them.

      Hi, thank you for your comment. We've heard a lot horror stories from people who bought timeshares from developers. Unfortunately, there's a lot of high pressure tactics they use. That's another reason why you should never buy directly from a developer. Next, check with us about buying a Hilton resale. Normally we can save you about 80%.

    This is a little dated. Just a little updated info: Not all resale properties can be used to tun into StarOptions. The majority properties that are called "Voluntary" Properties that do not allow your week to be converted to star options. They use to allow resale weeks to be upgraded into the system with a purchase from the developer, (that was a great way to get to elite status without having to buy hundreds of thousands of options/points from the developer) but as of 8 months ago they do not allow that anymore. You can however use Interval international but it is a week for week trade and trading power applies. Unfortunately most of the resale properties have a very low trading power and come with a substantially high maintenance fee. Thats typically why people are trying to sell them, and also why Starwood has not exercised their first right of refusal to re obtain the property. As for hotels you cant use your ownership for hotels and that is a MASSIVE bummer especially since they are now owned by Marriott and they added over 7,000 hotels two years ago. The hotels are the real bread and butter of the program especially since they now allow you to bundle Flights and Hotels together. Wont lie, its pretty AWESOME. All in all if you want to own a quality product buy from the developer, long term it is totally worth it in the value you revive. Just like anything you get what you pay for. However there can be A LOT of value in resale, If you like the off season and want to use it like an old fashion timeshare at the same week, same unit, same location at your (VERY NICE) "Home Resort" every year, its a great idea. The other plus is If you are just looking to get access to Interval International and "Get Away" discount weeks then resale is a great option, just don't expect it too much, you wont be getting peak season or premium units but like i said there is still a lot of value to be had especially if you are a family on a tight budget. Any Vacation is a good vacation. Hope this helps! God Bless.

    Hilton’s people are LIARS. I haven’t even been to the presentation yet and have already been lied to by the reps about the terms and conditions....which I didn’t get in my email until AFTER I deposited $199 for the mini vacation. When I pointed this out the lady pretty much said “have a nice day!” *click*. No apology or refund offer. I called back and the answer I got was pretty much an “oh well”. I don’t care how convincing this presentation is going to be, I don’t do business with liars.

    Just came across this but if nobody has answered the question of what perks you get when NOT PURCHASING RESALE IS...... such special events like DVC members ONLY at each PARKS on occasional evenings including free snacks and or meal. (Recently attended event last Thursday evening 11/15/18 at Disney's California Adventure park) Maybe a free preview of a Disney movie. Best one we previewed was Guardians of the Galaxy! ( They would hold these events at tha Downtown Disney area movie theaters but the one in Anaheim CA is currently closed so not sure if they may still have in CA ) We purchased BCV in FL resale in 2009 before 2011 cutoff and are grandfathered in with those points BUT also purchased from Disney VGC in Anaheim CA in 2009 so we get to still enjoy these types of EXTRA PERKS!

    My family was in palm desert for weekend vacation , make story short we got $100 Coupon if we pay $100 and go to 90 min Vacation club Seminar for more free Rooms and ( excetra ) , ..Lucky me ..the agent was less smart then i'm am and did not answer my questions right way and that raise the Red flag But still we signed up for the Platinum or Gold package that would cost us $250,000 for next 10 years if we if we finance with High interest rate even more ( ANYWAYS we did pay the deposit BY check and celebrated Lots of free 1st class airplane tickets and you name and dream what else they offered , At night I went to internet and find all kind of Time share and ***Points*** they sold us ****for half price or lot less ****So I did some math and Jump off bed , ( What just we did to our self i said ???? )F**K Next Morning I start using my 007 brain and start calling other vacation sellers and showed interest to their package But sadly we have Commitment with competition , They said Don't worry you have time to cancel and teach us what to do And We Did lesten learned : 2-3 hours of our Vacation got Wasted But including Interest fee we saved $384,000 next 10 years

    Remember a few things about timeshare presentations; - you will end up paying for that gift with your time if nothing else. - a reps loyalty is to their commission, not to you or the resort. - many work on commission only, they are highly motivated to make the sale no matter what. - no wonder many are ready to say anything, promise anything, invent anything. - you'll hear a lot about luxury and relaxation. They'll spend hours (literally) showing you the amenities of resort and suites. Granite counter tops? You got it. Jacuzzi tubs? Absolutely. Impeccable housekeeping? It's yours. - you will NOT hear them tell you about rising maintenance fees, special assessments, scheduling challenges, or how hard it is to get out of the agreement. - they also don't like to mention the rescission period. That's the cooling off period during which the buyer can cancel their timeshare without penalty. Any money you pay will likely be held in escrow until the end of the rescission period. However, once the cooling off period ends, you're locked in and your money is theirs. So, you can see why they might want to keep that information to themselves. - I’m sure some people have bought a timeshare contract just to get out of the presentation and get back on vacation!!

    DVC Disney has first right of refusal on DVC. If the price is low Disney will buy the time share back. DVC has 20% lower price on secondary market. Over the past 20 years DVC has gone up. With this all said do not buy DVC, the buy in for mid range package is about 30k with HOA fees.

    No Disney Cruise with points is NOT huge, the points value is terrible. You are much better renting the points out with Davids and using the cash to book the cruise.

    Edward, that's too bad to hear. A lot of companies give timeshare a bad name. Hopefully you didnt pay any upfront fees to that Vacation Innovation company.
