Hey there! My name is Stephen Khodabakhsh. I've created this channel to educate people about real estate and offer tips/advice that can apply to various segments of their real estate journey. I want to give everyone guidance that can help them increase their profitability in real estate. I am a Realtor located in Canton, Ga (northern Atlanta suburbs) where I live with my wife and three kids. I am hearing from different sources that the inventory in the North Atlanta area is not yet up to demand. Even though when we visit, I am seeing a lot of new homes being pounded up like crazy.
Hey Bryan! There are certain pockets of the northern Atlanta area that are cooling off a bit. For example, I'm seeing more homes stay on the market for longer periods of time and even seeing quite a few pricing reductions. This is happening during the summer when it's a historically busy part of the real estate season.
I almost won American Idol a few years ago but the eyebrows kept me from winning the grand prize!! 🤣

As you mentioned bathtub, and before you stated why, my thought was, "no bathtub is a con for those with kids". No bathtub deters those buyers who have small kids. We saw this recently when our daughter and SIL were buying a new home. With a small one, they need a standard bathtub. Also, if you are a grandparent and plan to have the grandkid(s) over to stay overnight, you may need at least one bathroom with a standard bathtub. When you mentioned the point about carpet in the bathroom, I cringed. I have lost count of the times that we had water either splash or leak onto the bathroom floor. Having to dry out that carpet would have been a pain, maybe even requiring carpet to be pulled up and replaced. And if you have a "toilet clogger" in the house, overflowing toilets are a mess when you have carpet.
Hey Bryan! I appreciate your insight. I completely agree with you on the bathtub. Although it may not be used frequently, it's a good idea to have one for future resale purposes (and for the random times when you may need it). Carpet in the bathroom....you'd be amazed at some of the older homes I still see today with carpet in the bathroom. I can only imagine how disgusting some of them are!! :(
Based on our daughter's recent move from Marietta to Acworth, some things that my wife and I were educated on were; a) PEST control. Here in Pennsylvania, we do not have a huge pest problem like you all do there in North Atlanta area. The kids had to immediately get pest control in to treat and remediate pest issues. Of course they knew that from already living in the general area, but that is a foreign issue for the wife and I. B) Where we live, HOA's are a rarity. There, it seems HOAs are the rule rather than the exception. All your other points are old hat for us, being homeowners for over 34 years. A TIP regarding the moving boxes. Well before having to actually start your packing, hit up the local grocery stores for empty boxes. Where we live, my wife was calling around and visiting local grocery stores, asking for empty boxes. I think we had over 60 boxes. EGG boxes make great packing boxes. We just had to buy tape and a marker to write on the box the 'room' and contents. We collapsed the boxes, stacked them into my pickup bed, and brought them to Georgia, for the kids to pack items into. Also, bubble wrap for fragile items. And then after things were unboxed at the new house, we collapsed the boxes and brought them back home to Pennsylvania to use for our move from Pennsylvania to Georgia.
Hey Bryan, thank you for all the awesome feedback! Yes, we definitely have some pests around the north Georgia area so pest control companies definitely add some value for us. The tip regarding boxes from the grocery store is a great one. I've done that myself where I've visited the grocery store late a night when the crew is stocking the shelves. They gladly share boxes when they empty them. It's a nice money-saving exercise!

I was in Canton 2 weeks ago. yep, I got caught off-guard at I-20, and we were stuck in traffic for a while, but it wasn't too bad. Great up & coming cities require some growth.
