Great video. No kitchen fitters will quote £300-£500. All are expensive.
It more or less depends on how much work you give your builder to do and the discounts in price comes in!

Well Howdens the suppliers would prefer me not to disclose the exact figure but to give some context I have bought 4 kitchens from them as well as my builder using his trade account so heavy discount applied! th-cam.com/video/E_RlgLYXpek/w-d-xo.html - this video breaks it down more
@@Hagss You haven't given a break down anywhere of the costs nor labour. No better than that ste hamilton, that keeps banging on about £3,000 kitchens. When even five days labour on a kitchen is £2,000, if hiring two people. Which is usually standard. If anything it's just misleading people

@Hagss Hi hag just wanna know is it normal to have artex (chrysotile) in a textured pop corn like coating ? Just found conservatory wall has that ? Is it normal in Uk properties that are old ? What to do now?😮
I would speak to a builder about this they should give you a rough cost on how much to remove it but it is not such a major thing!

I broadly agree but I am looking at an ex council property that is on the market for 165 ish with no takers despite a similar property going for 230 last year. The reason is its now viewed as non standard construction and on a BTL mortgage they want 9 - 10 % There was lots of cr*p council properties built in the 60s and not just the high rise flats
A good indication whether an ex council property is well built is looking at other properties around the area spotting the condition of them as well as the structure. I usually stay away from flats as they are quit complex as well as the fact you never own the land...What was the reason for the property being viewed as non standard?

@@Hagss Just looking in three online auctions but only viewed ones in London. People have forgotten that only last year prices were going down and macro indicators are looking very bad. Maybe I'll be lucky to find one at a good price or I'll wait for the bargains next year.
@@nigelphoton2772 Auctions are great but keep your eyes open on fees, legal pack and any problems with the property! If I am being honest with interest rates going down Inflation improving I wouldn't be surprised if the market next year improves massively... Last year was very bad, this year is a correction, next year possible up side

Not sure many people will watch this type of video but to give you advise I would take the report and find out how much it will cost to rectify the issue that have come up and potentially look to discount the price on the offer already accepted!

Hi Hagss If there is a damp issue at the property like drawing room How much would it cost to solve this in your experience?
very hard to put a figure on it... Do you know what type of damp it is such as rising damp or penetrating damp etc? How big is the damp issue roughly? I can do my best to give a rough figure
@@Hagss it’s normal size drawing room and the damp is above the skirt and some patches in conservatory wall rating is 3 Garage rating is 3 bcus of roof And utility is totally messed up with roof n every thing so rating is 3. Now confused how to approach to the agent😔

How long does it take from start to finish to renovate an average 3 bedroom property?
I would say the quickest will be around 2 months if you have good experience and upwards of 5 months for beginners
@@Hagss is that 5 months on your own or if not how many people do you usually get to complete the job.
@@ChrisLivingInYork For my projects which require full interior refurb will take 2 months with around 5-7 people working on it

@Hags Which one is cheap floor lamination or carpet? If someone wants to do whole carpeting or wood floor lamination in their house.
carpet is cheaper but I wouldn't recommend using this in every room in the property

Why can’t you disclose the figure if it’s a kitchen with no branding on it?
I had a feeling this comment was coming up.... And the reason is howdens did not want me to due to other customers using the exact figure given from myself to be used to achieve the same figure as I did for the kitchen.
@@Hagss given your video didn’t say it was howdens no one would be able to quote your price and besides, even it knew no one would know the specs.. you video doesn’t stipulate if it was with carcasses/ without, with appliances with / without etc.

Can someone settle a debate between me and my wife. A 3-4 bed detached house which is secluded, no immediate neighbours, 1/3 acre of garden, and a 1 acre paddock: One of us thinks the value is added from the amount of space and privacy regardless of the properties interior. And the other thinks that it’s all to do with the decor, a 2 bed property that is terraced but looks like a show room home (garden approx 10m x 10m by the way) would be more value than the initial home. Also, imagine both properties are in the same area. Which is more expensive?
The 3/4 bed detached house. Per extra bedroom is usually an extra 15-20% value and detached is always worth more since it’s more desirable. As long as it’s not missing a roof and doesn’t look like a building site 😂

Great video. What's your opinion on using Vinyl Flooring on a roll for a bathroom floor, and then using Cladding on the walls. Avoid the cost of using tiles
Perfectly fine for smaller bathrooms mainly for rental properties but if you are flipping them I think its worth spending that little bit more on the quality. Location makes a huge difference so always worth checking other property standards around the area and replicate that!

I was under the impression to do full plumbing in a 80 square meter terraced house would cost around the 6k mark including labour not that long ago have cost really jumped that much higher in the space of 6 months or so?
It does depend on how many radiators you want and how many rooms you have but unfortunately the labour costs/ materials are not cheap!
I do agree on the cost of your plastering though and the flooring. But £1,000 bathrooms, and £3,500 kitchens. Nonsense. Unless their day rate is £100

Appreciate the feedback! What I meant with the bathroom was the bath set purchase and installation with the pluming all available so this is a max 1 days work with the flooring/plumbing and splashback yes this will cost a lot more
