YES!!! As a buyer's agent, I have represented buyers purchasing other DR Horton Communities and this one. I've had experiences where there were no shelves installed in the closets and missing stoves on closing day at other communities. NOT THIS COMMUNITY. In fact, that home was the BEST 1 week prior to closing walk through I've ever had with ANY builder. I couldn't believe it myself.

Thank you! It is a bit quirky for sure. But I could see this working out for a 3 generation family where grandparents are downstairs, then the parents and their grown children in the other two primaries upstairs. Or even a "Full House" type situation where more than one family lived in one home.

Hi @soccersprint! Thank you for the comment I always appreciate you reaching out and your feedback. This is in Douglasville, Georgia just west/southwest of Atlanta.

This plan is one that is currently starting in the high $680s. Prices are always subject to change and they don't let me give exact numbers publicly for that reason. So call/text me and I can let you know what they have available at what price. They are offering incentives right now you can use towards closing costs, design options (if you choose a home that is not already built) or a rate buy down.

Thank you for the comment! Agreed, $420K is still expensive for a lot of folks for sure and I wish it was $275K! Then housing could be a lot more affordable for a lot more people. But unfortunately due to inflation, supply/demand and other factors, the $420 starting range is where we are for these new homes. I wish it was different though for sure! As for the HOA thing there are two camps you either love them or hate them.

The builder unfortunately doesn’t finish basements or do custom upgrades like the garden tub in the in-law suite, and a screened pool area, you’d need to purchase the home and hire a contractor for those customizations. But if I had to guess I would imagine it being over or around $200k of work. If you need recommendations or further details, feel free to ask. Thank you for the comment as always and thank you for following my videos! I don't have a crystal ball. But I'd hope not. That would be terrible for a lot of folks. The housing crash that happened in the early 2000s where so many people lost their home was due to poor lending practices. The US govt passed several bills where lenders have to be very thorough in who they lend money to so they ensure bills can be paid. Right now we are in a needs based market, people in most cases are only moving because they have to not because they want to. We are experiencing a great migration of people from places like California and the Northeast where home prices are even higher and they see $680k as a deal. If you are looking to move with a deal for you, let's chat sometime and see if we can get a workable plan together!

@@livingincoweta I live in the northeast ( new england). 3 bedroom homes in my town are priced between 450k and 530k at the moment. You guys are wilding out in Georgia.

I'm right there with you! I love a good basement too, so when I go to different new construction neighborhoods, if there is one available and finished, I try to get in there to film. I was in a home today that had the coffered ceilings in the dining room, living room and the owners suite. It also had chair rails! I agree about the basement. In the last few years, Coweta County has had its share of thunderstorms and tornadoes.

I hear you. Senoia is one of the towns where even though its starting at $572k, it being one of the top towns in Georgia, according to several websites like Niche, the prices are pretty high, but compared to other top Atlanta suburbs like Johns Creek where the median home price is closer to $800k, it's considered affordable. BUT keep an eye out because in a few weeks I am taking you to a new construction community south of Atlanta with homes under $300k!
