    How refreshing to see a Realtor that actually tells the truth and shows beautiful homes and their prices. I'm so sick of the "click bait" realtors that stomp around neighborhoods with their blue sunglasses, lying and screaming that the sky is falling and that no one is moving to Florida like Michael Bordenaro. I can't believe that the board hasn't gone after him.

    We lived in North River Ranch in Parrish and the only damage was our 3 year old oak tree in the back yard was uprooted and blown over! However, across our retention pond a giant old oak tree was also uprooted.

    I live here. And while we love the neighborhood and the location, it's unfortunate that there are uncapped rentals allowed (including Section 8), which means it will go downhill here if you are a homeowner. Most homes are being sold to corporations - not individuals, which is a bummer.

      I know of another Parrish neighborhood dealing with the same unfortunate situation. Very unfortunate!!! It's amazing that just one or two families in a large neighborhood can cause such a Very Big Disturbance and destruction of peace! Potential Remedy: get deeply involved with your HOA. HOA Rules and Regs dictate who can rent, how often, lease durations, and other lease terms. Politic your neighbors to amend the Rules and Regs allowing for HOA oversight and potential lease termination within the community if a renting family often causes disturbances. I wish you the best!

      BTW, that's not legal advice. I am not a lawyer. Get involved with HOA. Use some of the HOA working capital to speak with a real estate attorney. An attorney can advise you on how to amend the Rules and Regs and to what extent you can make changes. I do believe you can fix things. It honestly blows my mind how just a family or two can ruin an entire neighborhood.

      @@coralpetals Pulte is building a 1,900 sq ft house. Cardel is building a 2,000 sq ft house, Weekley is building a 1,850 sq ft house and WestBay starts at 2,500. Weekley is building the smallest one. I hope that helps. How soon are you potentially going to move to Parrish?

      I think I’ve seen their Crystal Sand and Tidewater villas in Wildleaf. I was asking about the square footage for the townhouse/two story villas coming in Longmeadow, I believe by Cardell. I prefer Longmeadow since it’s gated and Wildleaf isn’t. Thanks again.

    Imagine annual taxes , insurance, HOA .... Could be 20K every year . Mortgage around 120K per year , then utilities and you need 300K annual income to support it. This is no longer Florida , it is rip off state . Hopefully lots people move out and these costs come down to where they should be ... such home should cost 600K to make sense with Florida income levels .

      Well over $1mil. The model is built with just about every upgrade, so I believe the price tag approached 1.4mil.

    Prosperity lake has villas that were selling for 325k but now are 274k. Its deals out there but Florida still has an insurance problem that buyers should pay attention to. Im going to wait till January 1 2025 and then buy.

      Believe it or not, property insurance on new construction in the Parrish area is low. $1500-$1800 a year will cover your home with a good policy. I would love the opportunity to help you find and purchase your dream home. Is there a time we can speak?

      @@JoshuaSellsTampa Agree! I have a new home in Parrish and one in Central Kentucky. The Parrish home's insurance is about 1/2 of what it is in Kentucky and the appraised value of the Parrish home is about $100k more.

    People from Pinellas and the coasts are leaving and I think going to Parrish is a great option! Parrish did great! Something to be said about new construction and the codes

      I lived in Southeast Florida for 10 years in Delray Beach in early 1990s but moved back to midwest million+ population city 240 years old where 6 hours and less from the great city of Chicago and Atlanta and Cincinnati and Nashville etc. I lived through Hurricane Andrew in August 1992. It turned airplanes, cars, etc upside in Homestead down like toys but 40 miles away was fine. Many thieves after the hurricane went around stealing damaged Copper lines in other people's property. New developments can look sterile anywhere in the country, not just Florida. The Riverwood subduv you showed had nice trees. I prefer the beautiful lush green scenery where i live with 3 months of winter and don't like a place where the primary place the geography altitude goes up is the highway on and off ramp.       @@panzerblitz2140 that would be sad. My neighborhood is about 50 feet above sea level. When you think about it, that’s really not very high, but it’s high enough that the chance of flooding is low.

    Oh yeah its so great to live in Florida a State with sky high Insurance rates & a climate getting more Hurricanes more frequently carrying more damage potential ! Property values will be heading South as more owners want to get the H*LL out of Florida ! Untouched ? Wait till this season actually ends.

      Its unincorporated & just because this Hurricane didn't give the town major damage the climate change is bringing more violent storms here ! The State run Citizens Insurance was already INSOLVENT before Ian with property owners still waiting to get $$$ ! Guess what happens to property values when people don't repair & leave ? Values will plummet in Florida with sky high Insurance rates.
