This builder is top-notch :) local builder for 40 years, has built 4500+ homes in the Portland metro, and repeat award-winning builder.
That amount of money for a house so close to your neighbor's house is stupid! Notice there is no exterior shown but you can see quick glimpses of other homes as he scans from room to room.
That’s the market for something like this my friend :) prime location + high-quality construction = high demand and the price follows. You can tell how in-demand the area is just by looking at how much it costs for a bare lot in this neighborhood.

"entry level" means nothing. if the affordability of these homes was your selling point, why not give specifics. the fact that you don't have pricing on your website says it's probably not as "entry level" as people are expecting.

@@Peter31876ify you can also go to LegalZoom and produce any legal document you want. You’ve been able to do that for over 20 years. And yet there are still plenty of attorneys doing just fine and charging more than they ever have. Those agents who are there to open doors and point out where the kitchen is (which by the way everyone already knows 😉) will likely go away, yes. But those who are viewed as expert guides and provide value to their clients will remain.
Try to show the city more and not certain vendors.

Not true at all. The market crash during the financial crisis had way more speculation that this market. We’re in the middle of a housing crisis and huge supply shortage. A far cry from the massive oversupply we saw back then.
@@Thebenjacobnelson really? How many homes did open door, Redfin, Zillow, blackrock, offer pad buy up during the last bubble compared to now? How many homes where bought by smaller, regional groups? What about the individual flippers not linked to a corporation ? How many homes where bought by corporations, smaller groups and individuals and converted into short term (Airbnb) and long term rentals? There is more speculation now than actual families buying homes. And the amount of speculation today is like nothing ever seen before. And it is by far the main driver of this fake, rigged market. And there is NO shortage of physical homes. That is a LIE. There are more homes in existence that at any point in history. But they have all been hoarded and overpaid for by speculators trying to get rich by inflating and rigging the market, extorting people to live and robbing people of their prosperity. There is only a shortage of listings at the moment. And that could change in a day. Financial ruin isn’t enough.
Zillow stopped buying last year when they lost millions doing so ;) open door is a sliver of the purchases. Ibuyers are a fraction of the transactions not the majority.

A shortage of housing caused by investor groups, real estate companies and hedge funds buying up all the properties. Artificial scarcity pricing people out of the market on the lower end. Capitalism sucks because it never works as stated. There is no FREE market. It's ALL rigged.
Sorry you feel that way. This actually is not the case…overall housing units are millions behind in construction and what is needed in new inventory. It has nothing to do with investor groups buying properties, and everything to do with the fact that not enough inventory is being created. In fact investor groups and large builders also actually create a lot of the much needed housing.
@@Thebenjacobnelson I suppose it depends on location. Zillow is in BIG trouble for buying up too many and is trying to liquidate some. The market in NJ where I live went up 100% in two years in some prime locations. Mine went up 45%. Lake homes and vacation homes are up 200% in TWO YEARS. Not 20% or 30%. I know, I was shopping for one and was priced out. COVID couldn't have caused all that. Why so far behind? Nobody can afford rent, let alone a house. I have 3 children in their 30's and they will never own a house and they are all well employed. I'm retired and just fine and they will get to split the proceeds from my house when the time comes, that's it.
I agree 100% it depends on the area…almost all comments made on “the real estate market” are national-level comments and real estate is very local. And yes, Zillow messed up big time in many markets by overpaying and speculating.

The over supply comes when those with variable interest rates go from affording their 3% loan and drowning when it gets bumped to 6%. Not to mention the risk of wall street dumping house's.
Variables rates are way less common and structured completely differently than they were pre-financial crisis. Housing in general was also overbuilt at that time and it’s well documented that we’re now millions of housing units behind.
