@Wiki024 It will service Emerald Landing, Lakehouse Cove, and Shoreview. You can pick it up at the Marina dock at Waterside Place. It is currently not running all the time. But mainly on Sundays from 10AM to 2 PM. We don't know when they may expand hours on the weekend, but as portions grow, that may change.

@@Wiki024 Are you referring to a water taxi? If so, Avanti would not have access as it is on a different lake. The main "town square" of Waterside Place is off of Kingfisher Lake so it does not connect. Avanti is about 1.7 miles to Waterside Place, or 4 minutes by car.

@smokey4148 No issues. This was mainly a coastal flooding event. I went to dinner at Deep Lagoon there last night. Lots of people and families out and about.

As an investment you have to look at your total expenses broken down monthly. Your Association dues for the Town homes, Your county taxes, Your CDD, Your Insurance. If not paying cash, then you have mortgage in addition. So you have to charge enough to minimally cover those expenses. I believe these will rent really well, but you have to compare them to newer existing apartments off Cattleman, Fruitville, etc. Which would be your competition. If you buy one with a garage unit, then you will have a leg up on most apartments,. Yes, you will (very slowly at first) pay down that mortgage and I due believe this location will appreciate with the school opening. However that is, of course not guaranteed. A plus for new construction is there are very little maintenance costs early on and you won't really need to actively manage it once you find a tenant with exterior done for you. My personal opinion is that I prefer single family homes as investments. In the end you have to have a 3, 5, 10 year plan. Can you move into it if you need to? How will you liquidate it if you need to? Many questions to know up front. Let me know if you need help.(941) 356-4716

At the moment, the developer/Seller has agreed to pay down a portion of Operations and Maintenance portion of the CDD ($696,29) so the remaining assessment for 2024 at the Townhomes is $1058.90 That will show up in addition on your county tax bill. Due in March. If you pay in November you will receive a 4% discount, December, a 3% discount, and so on.

Here is a quick approximate breakdown. $166 mo. HOA/$183 mo. CDD/ $650 2 bedroom Insurance per year- $1,000 3 bedroom Insurance per year.

@karnevil9959 Yes, indeed. CDDs are definitely a deal breaker for some. Whoever first came up with the idea should be applauded and tarred and feathered at the same. Genius idea to pass along your development costs to future owners.

@@LivingandBuyinginSarasota I can get on board with a CDD it is just with Skye Ranch the CDD seems to be much higher to comparable communities. Plus every community I have encountered in the Sarasota metro area with the exception of Skye Ranch had a CDD cost that remained the same for the most part from the launch of the community to the last sale. I am not sure if this was initially the plan for Skye Ranch but perhaps inflation and unforseen cost have forced them to pass those costs on to newer buyers while the people who bought there earlier on enjoy a significantly lower CDD. Doesn't seem very fair.

Tatum Ridge had the lowest priced 3 car home at $649,000. The lowest 3 car garage home I was able to find in Sarasota was in the Three Oaks neighborhood at $599,000 . A 3 bedroom 3 bath home at 2702 sq. ft. Let me know if you'd like more info.

@sonhuynh8222 Yes, I certainly understand. I have lived here over 30 years, and my wife was born here. You get used to a lot of it, but you definitely learn what to take seriously, and what is often just news hype. No matter what, I always try to stay prepared. Check out my video on The Good and Bad of Sarasota that explains how we seem to be a little more insulated from storms. Insurance has gone up drastically, but I look at the overall costs, and we save greatly in taxes. There is no perfect place, but to me, this is still a slice of paradise. We can only hope that the developers don't pave it over.

@xs4205 Yes, that's on my list of future videos. Stay tuned. Unfortunately, everything built now seems to be in an HOA, and even worse, they have CDDs ( community development districts) which add even more to the yearly costs.
