    FHA recently came out with a new guideline allowing 75% of the market rent for ADU's to count as additional income to help the borrower qualify for the mortgage! And thank goodness your area has a few Certified 203k Contractors to get these projects done. Keep up the good work of promoting the underutilized 203k, which only requires a minimum down payment of 3.5%.

    Love the last portion on how you can offset some of your mortgage by wrapping a construction loan to build out an ADU and rent it out.

    Or if you have 3.4M for a down pmt, just buy a 3.4M house. Mortgage at 8M seems weird no matter how much u make

    That’s a nice house…takes a lot of hard work and a bit of luck to get there, but in America everyone has a shot. Bet on yourself and set goals to get there. Learn from your mistakes and don’t be afraid to fail. Believe in yourself. Entrepreneurship is the best way to get there IMO - working for big companies will give you a nice living but the higher you go up the corp ladder and more money they pay you - the more time they soak up.

    You can use leverage for stocks too and control is only useful if you have both a lot of time and a competitive edge in the specific asset class otherwise your more likely to make mistakes than the people running most companies and with stock you still do have a vote even if it’s relatively minor.

    I live in Florida and my rent was increased last year by 31 percent and now the landlords want more money. Florida is no longer affordable and many people have to leave the state because they cannot afford the high rent. I don’t believe that Governor DeSantis, will do anything about rents being raised over 30% this us all about the rich getting richer and the poor getting more poor.

    My power bill has gone up a MASSIVE 14$ with me charging my electric bmw every day lol. Not even sure if it’s my electric car doing that though, could just be my ps4 trying to take flight…. Electric cars are the best, in every single conceivable way.

    Thing is, in many states that suffer from high housing costs, when there is high demand for a little supply, it doesn’t make sense to build more houses.

    True, but what u didn't mention is; if someone has their home paid off, they just have property taxes to pay which is nothing compared to rent. Also, when renting, you get harassed by the landlord and threatened to be evicted whereas buying a home gives you a piece of mind.

    This is a fucking moronic take. Having enough money for rent is not the same thing as having 20% down on a home and good enough credit to get a reasonable mortgage. There are plenty of people out there who can't get a mortgage but can pay them be equal to or greater than a mortgage.

    To be fair yes, but the expenses involved in owning a home greatly outweigh that of renting. After you add up your insurance, taxes, and interest, you end up oweing more money than you would have if you had just rented. So in reality if cash seems to be unstable, then the better investment would be commodities and just continue to rent

    1) Renter wouldnt put it in a savings account, youd put it in a broad index fund with gives an average of 10% 2) 25,000 put into buying would barely even cover the brokers fees on the front/backend. 3) at 7.1% interest rates most of your "equity" is dead money being paid the the bank
