This used to be such a nice prestigious upscale building, now its all run down and for the price, the units need to be renovated and the building facade is old with mold looking stains all over that stucco/stone all over.

The entryway with the nude sculptures would turn any woman off and certainly, I couldn't allow children to enter the unit on a tour. compare with 901-500 Wellington (Also on TH-cam) and tell me why this isn't saleable.

It's a mishmash of Dark Academia and Baroque stylings. Very difficult to get your head around. Compared to more contemporary offerings. It's too specific to the owner's personal style and leaves little to no room for the introduction of new elements by interested buyers. It almost feels like I am walking into a Victorian gentleman's club. I just need a chair to smoke my cigar in and a copy of today's paper. I think anyone who bought this would either have to love the style or gut the entire place and start over. It would probably cost $200k to redo it from scratch. This would explain why it's been on the market for over 95 days.

It's an interesting contrast to 300 -468 Wellington also here on TH-cam. It's listed at 7.749 million but has a much more buyer-friendly decor. This property requires a specific kind of buyer who is looking for something in an older decor style with a heavy emphasis on character elements. It's been on Redfin for 95 days which is a long time. That suggests it is overpriced for the market, just like unit 500. Again, I feel the right price is in the 6.5 to 6.75 range.

Not bad for 7.8 million (As of 2022). I am guessing it might go for less than that now with the softness we are seeing in the real estate market. Maybe 6.5 million. It's a hard sell since most of the attempts at listing expired or were terminated in the last four years. This suggests it's overpriced for the current market.
