    His business is deplorable. His business is in REITs. (Real Estate Investment Trusts) Do not involve yourself in any type of business involving Blackstone...housing of all types, hospitals, shopping centers etc. In the 5+ years Blackstone has owned our residential community and had ROOTS, his management company, owned our community the it has been turned into a dump. And our community manager position turns over about every 9 months. The golf course in our community hasnt been watered since April even though the watering system is completely operable. The infrastructure is in very poor condition.

      I unwittingly bought a home in one of his communities in 2019. His abysmal business practices have turned what once was a beautiful golf course community into a dump. The infrastructure has really deteriorated because of little to no maintenance. Sewage backups into yards and homes, frequent water shut offs, gas supply issues, electric system disrepair and the streets are full of potholes. The list goes on. As a REIT (Real Estate Investment Trust) there is only one priority for Mr. Schwartzman: suck as much money out without putting any money into maintenance of the facilities. The golf course is now dead. It hasn't been watered since April. Even though it is capable of watering the once green course. Since Blackstone is now investing in hospitals, shopping centers and other properties besides residential we are only going to see our country continue to suffer from high housing costs we're going to see all aspects of our lives deteriorate at the hands of REITs around the country. There's a reason countries in Europe and elsewhere outlawing REITs inside their borders. Blackstone is the largest REIT in the world because they're not being controlled by federal, state and local governments. In spite of their rhetoric about caring and respecting the residents of their properties, it's a bald face lie. Do yourself a favor, never buy into a Blackstone or any other REIT.

    The 'debt' is actually a "loan' by the investors. Not debt like buying new equipment or supplies. And they only invest with a promise by the PE that they will make HUGE profits from the business. So if you own a business, and plan to sell.... do not sign any long term contract... just outright sell it and walk away! I have seen too many of these things happen and it's NEVER a positive experience for the owners or the employees after the 'honeymoon' period. The current company I work for is on the last year of the contract. The owners that have stayed with contracts promising them millions are disgusted and ready to bail and forget the big payout. Lots of employees have been fired, and those of us left are working twice as hard to keep up. I left a long term job 3 years ago because of this very thing. People either do not know how to run a business and need the cash, or they get greedy and see the dollar signs and never investigate what PE actually does to a business. They do not realize that the money promised to pump up the business is a 'loan' and that loan is diced up into fees for the PE and other entities, and a very small amount is used to improve the business.. just to make things look good in the beginning. It makes the business look very profitable at first. Then when the investors are ready to get their money back (and their 20 percent) it becomes a huge debt. The business is sold at a huge profit, but it excludes the debt, which is put squarely back on the original owners due to the contract terms. So again.... if you have a business and you want to sell. Sell it outright and walk away!!!
