Our association has used the services of Stone Building Solutions and very much appreciate their efforts to educate condo board members and unit owners, but I do have a few issues with some of the comments in this webinar. Sen. Pizzo and Sen. Bradley thank you for your work, but although Sen, Pizzo and, perhaps, many coastal condominiums may be second/vacation homes for those who can afford them, many more condominiums are primary residences for Floridians. As to the three hour course, it is not mandatory. Perhaps it should be, although it might make it even harder to recruit board members. I have taken it twice in seven years and plan to take it again this year as regulations continue to evolve, I live in a three story, 42 unit 55 plus condominium. As treasurer, I can tell you that our insurance rate went up 57% at the end of 2022 and 35% at the end of 2023. This was in addition to recreational, management and security increases among others. We recently received our SIRS report from Stone which indicates I need to raise monthly rates by $165 to meet the new requirements. Even if I split this by two years with other expenses, my owners are looking at $100 per month in each of the two years (with respect to Tara, nothing ever goes down and that includes insurance) My President and board are pro-active. If we see a problem, we deal with it. Sen. Pizzo, I am not just looking at Sally leaving, but Sally and another dozen residents.
@mjgorges1502 - we’ve been witnessing how difficult change is. Past non-legacy acting has resurfaced as a burden on many ownerships now. But if changes are not made now, imagine what the burden will be like in 10 years? This trifecta is happening at once: inflation, tough insurance and mandated structural & fiscal costs. Without downplaying change, we’re observing heavy structural and budgetary deficiencies in condominiums all across the state. We’re also seeing property values doubling or even tripling all across the state. Once the world is caught up: preventative maintenance is 30 times less costly than corrective maintenance. This is a long-term savings scenario, even if it doesn't feel like that today. We truly appreciate you for trusting us; and hope to keep helping communities in this challenging, sped-up evolution to structural & fiscal health.
