    Great information here! But, this video did NOT age well. Severe flooding in Parrish in early August, even in new construction communities (mostly in LWR / Star Farms, River Club, etc.) with the massive Hurricane/Tropical Storm Debby (20+ inches of rain). Flooded out the homes of people who've lived here for years around Parrish...and many are blaming the developers of some of these communities like Salt Meadows. Saying they did not design well for prevention of flooding land & homes surrounding the development (s). Even people in Flood Zone X got flooded. Just something for people to understand now since Debby happened. Pressure is being applied to the county commissioners to address this before more development happens (hopefully). Definitely check your flood zone before you buy!

    Please share the source of the info on the "Main Street" concept you referenced in Parrish on 301 (near 62 intersection)? We've heard rumors of this for years, but not sure what/where/when it will be... would love to know! I had read that the location you referenced would be a storage facility (adjacent to the Parrish Town Center?)

    they sell in an area claimed to NEVER flood... until developments like this townhome development pop up, past two years, Sarasota and Lakewood Ranch Florida have both experienced UNPRECEDENTED flooding from all the concrete.. this area of Lakewood Ranch is not as promising as it is represented.

    Been thinking about this move for a couple of years after visiting family who have lived there for over 20 years. it has gotten so crowded even the expansions of the roads does not help the amount of traffic and that’s even in the off-season. I don’t know how it can be sustained. It is a beautiful area. I see the attraction and hopefully these homes become available to the younger generation who is struggling to actually buy a home. Thank you for the great and informative videos.

    Thanks for all the updates in the community Robert! We started looking at moving closer to family in Lakewood Ranch but the prices were quite high in the immediate area. Stumbled upon your videos through the TH-cam algorithm and loved the community vibe so we toured it. Needless to say we loved it and the future roadmap of the community and are now moving in next week. If anybody is ever looking for a realtor I'm happy to recommend you as your passion and commitment is shown time and time again in all your videos. P.s. Hope you win the football league!

    We’ve heard from people in NRR that schools in the area are full and not accepting any new students. I wonder if there are any plans to find a solution to this with all the growth happening in Parrish.

    It's not law. That said, some sort of exclusive or non-exclusive agreement needs to be signed before going out to show buyers properties. Just another hurdle for a first time home buyer.

      @@carolynfox965 It’s easy as long it says “buyer not responsible for compensation” in addition terms and then you ask the sellers for it. It kind of is a law. Meaning it’s a mandatory enforceable agreement by real estate law. It’s not a rule thats optional if you require compensated representation.

      @@alexrobertson8936 or how to be a solid landlord and provide quality rentals versus junk boxes with mold and plumbing issues. I don’t make the rules my man I just play by them the way I’ve been taught. We should all just have savings accounts so when we retire and social security has depleted we have to eat out of cans and lose our cognitive abilities. Now don’t get me wrong I’m a fair landlord that does not raise rents and provide lawn service and pest control. And if there’s ever an issue it’s resolved within 24 hours. People need rentals. People need investments and people need good areas to live in. Not everyone wants to buy. Inflation has increased to where most wages have doubled along with the cost of living. Savings accounts have been cut in half.

    Nice job as always on the tours. Problem is DR Horton is a production builder that had poor quality and finishes. Also aware of numerous buyers who are unhappy with customer service after close. Any other builder would be a better choice.

    Specialest ?? Huh ?? 3 vs four is the stupidest thing in my opinion i dont see how 4 is safer than 3. They added a nuteral but the nuteral & ground is bonded in the main panel so they both go to the same place..yez i know leaving the panel nuteral is the bare wire going back to nuteral on power line and ground is #4 bare copper going to 2 8ft ground electrodes one close to panel outside in the ground and the other linked to it minimum 6ft max 10 ft away from each other. Still dont understand how it made appliance any safer. So far no one has given a viable explanation either.. keep in mind manufactures lobby for codes. They got ppl just to lobby for codes and once a code is made and we have to abide by it the manufacturer can now over charge for the extra wire moulded in cord or those stupid arc fault breakers that bacicly have u constantly resetting breakers wen ur vacuume cleaner pulls cord out of wall or we forget and put battery into charger before plugging it in. Now arc fault breakers are way over priced 4 wire cords cost almost 2wice as much as a 3 wire cord. U can still use a 3 wire plug on a 4 wire appliance but if u ever have a insurance claim ud better make it right before adjuster looks at it or fire marshall. Im not gonna tell how to wire the 3 plug on a 4 plug but its easy. I gave it away in this comment

    My father recently had a Pulte home built, and the job site was not kept like this at all and the ending finish quality of things was horrendous and this home was over 1 million.

    Generally that follows through with the whole build. Good thing to keep an eye out for. A lot of the trash ends up under the sod also.

    Yes, it’s important to keep the sites clean. It’s already not ideal to have the disruption of the noise in a new construction neighborhood, so keeping it clean helps the current residents maintain peace/sanity. Unfortunately, I’ve heard Westbay residents in Parrish complain about trash left by the workers in the neighborhood.

      @@coralpetals that section will be Westbay, Pulte, DR Horton and Ashton woods and they typically do use gas but no official word yet but that section is closer to Moccasin Wallow. They are still developing the access road. I would anticipate Q1 2025. It will boarder and touch NRR, Prosperity Lakes, Bayview and Sawgrass Lakes. Huge Community. There will be a Walmart on the corner as well.
