    I practically went thru withdrawals when the channel went quiet for a minute. Good to see the podcast back. -- Funniest line: Our advice with flips is: Don't. -- Most useful section: the explanation on the new state housing laws and how they could play out in Boulder and beyond.

    Nice job here describing the Holiday Neighborhood, an imaginative re-use of former commercial space. Is it for everyone? No. Neither is Table Mesa, Gunbarrel, Martin Acres, nor any of the other Boulder neighborhoods. Holiday expands the number of housing choices available to Boulder residents or newcomers, and that's a good thing.

    Previous comment is completely negative as a typical NIMBY bemoaning that that Boulder isn’t the same as it was in 1974. Growth in thriving and attractive communities is inevitable as people have the will and resources to move to places that can offer a good quality of life. If one desires a community with no change, they should consider a small rural town with no industry or tech development and fewer cultural offerings.

    This area sucks. Nothing is affordable. That part is total bullshit! And look at the "housing" no yards and no privacy. Probably not the greatest place to raise a family. Also, there's never any parking, way too much traffic, constant porch thieves, and lots of illegal alien invaders.

    There is so much misinformation in this promo propaganda video. There is no grocery store there. The traffic in NOBO is terrible and dangerous. As you can see in the video the grounds are unkept. The bus service only goes down Broadway and not down 28th street. so you are stuck. Bike paths down Broadway are none existent and dangerous. The Homeless shelter is smack in the middle of this fabricated community with low income housing all around. There are drug addicts all over the place and homeless camps everywhere. Its a crime center and Boulder Police are out there all the time. The urban density is awful. The idea that you don't need a car is ridiculous... You do need one. The winds are treachurous. The snow and ice not fun. Parking sucks. The whole area is poorly planned and maintained.

    You missed the mark on the history of the neighborhood. The houses along Meadowbrook and Piñon were not part of the original Frasier Meadows development. Those lots were designed much larger than the Frasier Meadows lots. The neighborhoods west side boundary was Erie and Fox Drive. Before the landscaping matured, you could hear the cars go by on the turnpike at night. Late night, there would only be a car every two or three minutes, perhaps. The landscaping maturing his serve as a good sound baffle for the neighborhood. The boundaries of Fraiser Meadows aer Baseline Road, US 36, Foothills Parkway. The western edge is the open space/Bear Creek. Williams Village is a completely separate neighborhood, not connected by any roads to Frasier Meadows. The field between Frasier Meadows and Williams Village was much more open until the University started developing further in the dormitory complex. Originally, there were only the four towers of dormitories and a Commons building that was torn down several years ago. The road was never connected purposely to keep the university traffic out of the neighborhood. The chancellor’s house was not built until 15 years after Fraser Meadows was completed. The elementary school next to Burke Park was Burke Elementary school. It closed in 1982 and was re-purposed as Horizons. The eastern portions of Keywadin become part of Frasier Meadows by default. Before Foothills Parkway, there was a two lane road from US 36 to baseline Road. It dead ended at baseline Road. It was Thunderbird Drive and is now relocated slightly west of the original two lane uncurbed road.

      Thanks for sharing more history on the neighborhood! A couple of followups to your comment: - Although Meadowbrook and Piñon were not originally part of the neighborhood, they're widely perceived as such today. The original boundaries don't matter as much as how the neighborhood is perceived today. Right or wrong, in recent years, we've seen boundaries move or become more precise due to labeling from Google Maps as well as simple misperception. - The parts of the neighborhood close to US 36 are still exposed to traffic noise and dust. This is obviously subjective, but an important point for buyers with sensitivity.

      @@OsmanParvez I have a friend who grew up on Osage just off of Thunderbird Drive east of Pawnee. His family still owns the house. I told him that it was Keywadin, he told me that I was crazy. He never knew, ha ha. I consider Piñon and Meadowbrook to be part of the neighborhood also. Everything east of Bear Creek, north of US 36, south of Baseline, west of Foothills pretty much makes it nice and compact. Building Foothills Parkway moved the west part of Keywadin into Fraser Meadows de facto. Here’s some South Boulder trivia for you. When they were building foothills Parkway, we were asked to recycle glass by taking it to Safeway and King Soopers. This was something that had never been done before, no prior glass recycling. They crushed the glass and used it to make the pavement on that first stretch of Foothills Parkway about 1971 or so. Before the Meadows shopping center, there was Thunderbird Plaza along baseline Road starting just east of Mohawk. The original Safeway was located there. The back dock of the old Safeway was where the drugstore is now. There is a McGuckin hardware, Anderson drug, and several other small shops in the strip mall that faced baseline. There was a 7-Eleven along Mohawk southwest of the Safeway. The good old days, ha ha!

    The value of houses in HOAs may be higher but is that because the HOA adds value or are HOAs more likely to form in places with higher values to begin with?

      Good question, but it's not really a chicken or egg problem. Very few new developments are built without an HOA. If you're buying a newer home in a newer development, you typically don't have a choice.
