GTA housing inventory hits 10-year highs as showings TANK | GTA Real Estate 2024
It's more of the same, but the trends are amounting to significant build ups in resale housing inventory across the GTA. This week, we surpassed the peak inventory levels reported by Market Watch over the past 10+ years. This is the time of year where inventory usually taps out, but will 2024 be different? Could this trend continue through the rest of the year?
In this video, I'll show you just how slow home showings have been. We will take a look at an unusual sales trend that's emerging and see just how high GTA housing inventory has climbed!

    Decent data and analysis. Need a much better background and you should wear a suit, be freshly shaved, and have some powder (video closeup is harsh). If you're a professional, look like a professional. Commission from one condo spent on shirts and a couple suits will really help.

    Showings vs new listing chart should use the same vertical scale each side since they are so close and the same units. Make a quick read confusing.

    Lots of uncertainty in the condo market, but it seems sellers are not desperate enough to create a fire sale. Confirmation that interest will head lower could be salvation. Let’s see what summer brings. Thanks for the insight, Rob!

      Every month where rates don't decline and where new product is delivered just increases pressure. Real estate is slooow. The Big Short "gully" started in 06, real estate funds had some challenges in June/July 07, there was a one week panic in August 07, Bear Stearns failed in March 08, and then shit went truly sideways with Lehman in September 08.

    Unfortunately, in my view the GTA Condo market is.... and will be... a realized price discovery disaster for the foreseeable future under any actuarial analysis of the supporting Debt Instrument Funding models. Unsustainable, is very simply unsustainable...... the only question is just 'where' the Losses will attenuate contagion across Banking/Financial System instruments by the investment classes personal/corporate/funds and on and on..... seems a significant imbalance presenting to unwinde into already suspect residential mortgage renerwals occurring here through 2026 ? I guess we will see who has been swimming without trunks as the tide goes out ?

      @@robertmarsigliorealtor I am elevated in relief to actual optimism however.... by the most recent Desjardins report discussion paper hypothesizing actuarial viabilities of fixing extended term amortizations(similar to the US/UK models).... the mere 'discussion' of which suggests to me anyways a potential "FIX" may be coming ?.... the only real hurdle IMO, being securement of an adequate securitization market funding model.... which I would rather see Gov't Deficits initiated therein to facilitate Vrs the willy-nilly procrastination into collapse of our Real Estate market ? FAR too many livlihoods are at stake anywhere one looks !

    SNLR (Sales to NEW Listings Ratio) is not the same as Absorption Rate. Absorption rate is the amount of sales to active listings, even listings long on the market. More accurate to gage market temperature. Real estate agents don't use it much, too hard to spin. If 10 new homes list and 10 sell SNLR is 100%. No mention of the 400 homes that aren't selling. The Absorption Rate on that scenario would be more like 2.5%. Watch your own market. Do not overpay! Average price must be close to affordable for average income. Market still propped up by years of fast and loose monetary policies, but legs are being kicked out. Economics don't care about anyone's opinion. As Tom Petty said 'The waiting is the hardest part.'

    Hmm, housing shortage? I think not. All of a sudden they are available. Speculators see hoarding houses no longer make sense so they are offloading them now. The smart ones offloading now get the best possible gain but the reluctant ones offloading 2 to 3 years from now might not gain much or worst get back to their original purchasing price. That's a nightmare they will never forget😂

    All these sellers thought we would be in a feeding frenzy because they were told we would have a rate cut in March and April. If we don't get a cut in June sellers will give up. If we do get a cut sellers will hold on but it won't inspire much more demand.

      @@robertmarsigliorealtor In my view the faster Sellers begin a more realistic approach in price expectations.... the quicker we will see both Gov't Fiscal and BoC Monetary accommodations into 'known' market fundamentals unfolding. Just say'in here... this 'wait and see' deer in the headlights being exhibited by far too many only exacerbates positions by reducing the velocity of capital activity in our economy. I can't fault people for wanting what they want ? ..... but again here just say'in that dreaming in technicolor is counterproductive for all !

      People dont understand that the prices of things are never going back down. This inflation is deeper than we think. Those buying groceries are well aware that the real inflation is much over 10%. The increments dont match our income, yet certain investors still earn over $365,000 in stocks and assets. Wish I could accomplish that.

      Very possible! especially at this moment. Profits can be made in many different ways, but such intricate transactions should only be handled by seasoned market professionals.

      Having an investment advisor is the best way to go about the stock market right now. I was going solo, but it wasn't working. I've been in touch with an advisor for a while now, and just last year, I made over 80% capital growth minus dividends.

    As someone interested in the freehold, can you relate freehold to the exploding condo inventory? For example, what portion of freehold buyers would be moving up from a condo (and therefore likely need to complete the sale of their unit before purchasing freehold)?

      This is a great question, Tim, and I don't have an answer for you. Buying into the freehold market currently requires a large down payment. Those buyers are more than likely selling a condo or smaller freehold home OR getting help from family. Bottom line, condos being the first rung on the "property ladder" will have trickle up effects. If buyers can't tap into condo equity (or if it's been washed away) it will make that move up extremely difficult unless prices come down in a meaningful way.

    I don't think it will be at the same level as Apr2020, but that was indeed one of the best buying opportunities in hindsight. If this April market is worse, it could be a good buying opportunity. I'm personally waiting another month before I buy, but maybe the bottom is now. Great opportunity to lowball sellers.

    Yup, even detached houses where I live scarborough started popping here and there. Last year I only see one, thing has changed rapidly.
