    Honestly fuck HOAs. I wouldn't let my neighbours tell me what phone case im allowed to use, what colour car i have to have or what clothes I wear so why would i let them have a say on how my home looks? Did they help me with cost of buying it? No, eo therefore it is my property and I will do what I want with it. Once again fuck HOAs for there bullshit.

    The real estate agent said I need to renovate the bathroom, get new floors throughout the house, new stainless steel kitchen appliances. Her contractor is asking about $17k. I don’t think it’s necessary to spend $17k to sell my home in the Germantown, Maryland area. Most who do purchase homes are buy and hold real estate investors, in other words, those who purchase to rent the home.

      Renovations can be a tough decision when selling. It's important to weigh the costs against the potential increase in selling price. If you won't be doing any of the upgrades, my suggestion to you would be to just price the home accordingly to what your home features are now. Make sure you give the home a good deep cleaning, declutter as much as you can, power wash the front entrance and siding (if you have it), give your home a fresh coat of paint throughout and even landscaping a little and on a budget can go a long way to making your house look spectacular, attract buyers and get your home sold. Lastly, but totally an option, maybe have a home stager come in to re-arrange your current furniture. But most importantly, price the home just right, according to the comps in your area.       The contractor is willing to get paid at settlement for the $17,000 worth of renovations. The house I was build 1985 and has never been updated. The $17k is the two bathroom Renovations, vinyl for the dining and living area, changing the carpet throughout the house, and labor. The neighborhood is full of renters so I’m sure the people who purchase the house may choose to rent the property and do their own renovations.

      Some buyers want move in ready and others are going to buy, rent and hold. It's a hit or miss when you put the house on the market. I've seen where in a certain area there are plenty of renters but buyers are going to occupy the property. You still have plenty of first time home buyers out there that are buying right now despite the interest rates being slightly higher. I get what your agent is trying to do though- she's trying to maximize the potential of you getting top dollar. At the end of the day, it really boils down to what you as the seller wants to do though. Sounds like you have a solid plan!

      Thank you. Precisely why I’m still doing more research, hence - which is why I am on here. Trying to get a feel of second, third opinions. My sister and me are tenants in common so she more than I, is ready to sell but definitely don’t want any “if only I woulda, coulda” done this differently after we are knee deep into the process and it’s too late to break free from the contract. Sigh.

    Excellent video! My local furniture store sells minor dinged/scratched appliances at a reduced price. Kitchen cabinets might even look better with just a good cleaning. I am amazed at what a difference changing out faucets, light fixtures, etc makes. As I live in my home, I am discovering prior owner crummy DIYs that I have to pay professionals to fix. They also painted over wallpaper. Sigh. Thanks for the great tips.
