If I’m an investor looking at stabilizing the home and increase rents- then why burn cap ex with closing costs if I can get cash back? Also, there are many homes that are priced lower than a minimum bank loan.
The topic is not for investors with cash playing with numbers to make a deal work. As discussed in the video, this was a topic of people with NO money looking to purchase a home to live in and financing the closing costs into their loan. People with NO skin in the game, no money to even close the deal, and getting an appraised value to come in high enough to cover those fees. If you had a rental property and a potential tenant said, "Hey I don't have a deposit, or this months rent or next months rent, but you can charge me more each month to make up for it," Would you go for that? No right or wrong answer there, just a risk assessment of that renter right? Well that's what buyers are doing… Would you sell one of your properties and carry the note on somebody who had 0 money for a down payment?
I lived in Reno for five years 1983 thru 1988 loved living there I drove Taxi and worked at the casinos my last job before I left was a cashier at Harold's Club which I know isn't there anymore I'm thinking of moving back next year when I retire from trucking plus both my Sister's live-in Quincy California which is like two hours from there

The reason for the distain for Californians is because they drive up our housing prices, they often bring their liberal ideals, and that brings with it liberal policies. We are the battle born state that has always liked our second amendment. As our area grows so does our population, traffic, and crime.
I disagree about the crime. I’m a native and have seen the surge of homeless and crime. The governor and Reno mayor are destroying our area.
I agree. My office is in downtown on Liberty St. I believe in the last couple years there has been a huge shift in tolerance for homeless and criminal behavior. Is it still much less than some other cities?... I believe yes.

Yes, it snows up here more than on the city floor. I would say there will be 15 days a year you would be shoveling snow a season. It doesn't last long especially if you have a South facing driveway.

People in Reno hate Californians for the same reason people hate Californians in Oregon, Washington, Idaho and so on. Californians do not = a better place to live. Just look at the state they they are fleeing.

Paul Kim Good question. Everyone has an opinion. I’ll share mine.... with the amount of people moving in Reno is getting more expensive and neighborhoods are being rebuilt that were once older and burned out. I believe politics is allowing more tolerance as of lately...for open homeless encampments and a display of panhandling and substance abuse in very small and specific locations in town... If that’s that absolute worst... Then I still feel Reno is one of the safest cities I’ve EVER lived in with a substantial population. I think it’s very safe.

You're right downtown Reno is not dangerous in the daytime.3 a.m. is a little different though. We do have shootings and stabbings and robberies occur downtown at that hour. Although right now nothing's occurring downtown at all. Other than a heavy police presence and everything closed
I know it's a late response in 2020. Reno is NO dump and we don't want to be like LAS VEGAS at all. Originally from Monterey, CA I've been here for eighteen years and I will never leave. My family lives in Virginia City it's beautiful. San Jose is way more dangerous than Reno is by a mile. I will never go back to Monterey,, Seaside the next town over is freaking crime ridden compared to Reno. My husband has been at Champion Chevrolet for over twenty years he was pretty much raised here since he was three. His father was a well known contractor with a popular carpet business as well and still known today. I compare Las Vegas to L.A. only east. My husband's cousin who lives in Henderson. She works on the strip and detests it she's extremely well known she worked for Tao and was one of their head bartenders for years.She comes here and stays in our spare room for a break from Vegas. There are maybe five areas small streets and if you listen to Broadcastify you know where not to go. I even love Diamonds Casino and that's one of the roughest however great food. If you are just visiting Reno people assume it's like Vegas we don't gamble much if we live here at all. There's even slot machines in grocery stores I've never used one. I like only one part of Vegas old Las Vegas. I like people thinking it is a dump this way they move to Vegas instead. Living in West Wendover would be better than living in Vegas.

I'm from Texas and briefly lived in Reno back in 2009.I fell in love with the weather there and considering moving somewhere in northern Nevada permanently.
Yeah, we get some snow but it's not too much. It gets hot, but no humidity. Let me know if you ever need help!!

Mark Parker I like playing golf year round and warmer weather with some humidity. I like palm beach Florida too. I wouldn’t need to be somewhere better.. but different is ok
I watched your other video and commented, and been to Reno. I almost moved there for a line haul, driving job pulling triples in 2010 when I was 25. I remember scouting the houses online there when the housing market was still bad from the recession, but the houses were pretty nice. I remember seing some descent houses there from 75k (2010 prices) and up, and you said the values went up 40%, wow! think I kind of regret not taking the opportunity when I had it, to move out that way. Plus there is whole lot of surround pretty country side to enjoy out that way too.

I saw Reno on one of those worst cities to live in list and couldn't believe it, but some limey was narrating it. So went youtube testimony searching and found your video. I didn't think it looked dumpy there. Been there a few times, I thought it was a descent place from my experience there, but maybe I was in a better part of town, never went downtown though where the casinos are. The party folk having fun wouldn't be a bother. You said you lived in St. Louis, been there too several times and that cities got some bad places, but Reno is no where near as bad compared to St. Louis from my observance of it.
I was illegally surveillanced in my motel room at the 711 motor lodge on w 2nd street by rouge rpd officers from the room beside mine they even took nude videos of me they had no warrant there is some corruption in the Reno Police Department there's good cops to but they wernt other then that I miss Reno

Isn't rich people moving in a good thing, so long as they're not trashing the gun laws and tax policies? Rich people tend to turn any place into the Garden of Eden. Even Detroit's starting to see that effect. Yeah, Detroit of all places! The way to ruin any city is to scare the rich away. That's what's happening to California. Elon's not an idiot. He put that factory in Reno, because he doesn't want to pay taxes up the ass.

Sissy Sunshine yes, we do rentals too.. South Reno is very nice. Look at the South Meadows area, or Sparks Marina just to get started.

Not bad with the scorpions, I've only ever seen them 3 times in 17 years. South Reno, particularly Damonte Ranch or Zolezzi/Arrowcreek if you can afford it and are still moving.

Reno is a dump bunch of drunks downtown & tweakers at night i just left there right after january & the tesla jobs are letting ppl go!!!
I have to disagree. Some professions need a boost in pay. Especially those in safety, security and most importantly- emergency services. Considering when you factor in training, certification, background checks and the responsibilities that come with the territory. Not unlike the crappy, mundane low skill easy jobs like fast food and retail. The way I see it. Forced minimum wage hikes are a clandestine way to finally rebalance pay-scales for those other professions. You see... For far too long. Many jobs that years ago, should have ALREADY been at or above $15+/hr are still at or just above current minimum wage. Such as- Private security guards Private prison guards Paramedics/EMTs Dental assistants Nurse's aides Alarm/CCTV installers etc. For which, the salaries for those professions have been artificially suppressed for years now. If... It had been allowed to organically grow. It would already have been beyond minimum wage by now. It's not about raising wages for those at the bottom of the workforce i.e fast food and retail workes. It never was. They were used as "useful idiots" to garner raises for workers in non food service, non retail jobs. Reletively soon...those "useful idiots" will ultimately be replaced by machines and automated systems.
Hey thanks! The one problem I see with raising the wages is that if you are going to wait for that to happen then you are a victim to whatever the market place brings you. So if you love the security job, be a great security guard and get some high profile clients. Expand your ability, get extra training, be proactive in being the best at the job. Otherwise, just don't complain if you stand in front of a shopping mall for $10.00 an hour. There is nothing wrong with doing that but the market will pay you what you are worth. Increase your value.
I'm an Electrician from San Jose CA, wife is a ED nurse. Inlaws looking to retire in Minden so we're looking to move to the Reno/Sparks area to be close to them and for a better quality of life. Love the AWESOME proximity to the outdoors and 2nd Amendment laws. Soon looking to find a realtor who's familiar with VA home loans so we're pretty excited
Good points. I always said the real minimum wage is $0. Also government jobs attract the entitled type of person who you are talking about lol.
Many government jobs come with stability and "benefits" that many people find comforting. We need Government jobs, City Jobs, State Jobs. Obviously, its not the path that we have chosen and no disrespect to anyone that has. It's just when there are soooo many people trying for the same positions, the demand for the job may equal less pay and fewer raises.
Reno is a fucking shit hole, I moved here two years ago, my house just got robbed while I was out of town, there are fucking drug addicts everywhere, the open space isn't even nice cause everyone just uses it as a dump. the city can't handle the mass migration of Californians and companies and roads are being backed up and overly packed, while this is good for business the city is still catching up, hopefully it can catch up before the next bust and everyone leaves again. Also many of the large businesses here were allowed to set up their operations to bring in living wages in which they have only brought in nearly minimum wage jobs that have the highest turn over rate in the city.
I'm from Reno. My daughter was born in the county hospital just before the name change to Renown Health. I drive long haul and have delivered in all the states. Reno is a city. Not a little city anymore. So yeah if you want anything you find in a city, it's here in Spades. (haha) . Midtown Rocks. Caughlin Ranch is snobby. There's a HUGE discrepancy between the haves and have nots. There's gangs and the Truckee River and the Oxbow and all four seasons represent each year.
