The National Home Builders Registration Council (NHBRC) is a regulatory body of the home building industry. Our goal is to assist and protect housing consumers who have been exposed to contractors who deliver housing units of substandard design, workmanship and poor quality material. No matter the size or value of your home building project the NHBRC is here to protect you, the housing consumer.
Established in 1998, in accordance with the provisions of The Housing Consumers Protection Measures Act (Act No. 95 of 1998) the NHBRC's mandate is to protect the interests of housing consumers and to ensure compliance to regulated building industry standards.

Did you know it is your right to provide your builder with a snag list within 90 days of occupation of your home? A snag list is a list of defects or problems that you encounter after you’ve moved in. You should only make the last payment once the builder has rectified the defects or problems on the snag list.

According to the National Building Regulations, no newly built home may be less than 30m2 and no habitable room other than a kitchen scullery or laundry, may be less than 6m2. Before any work can take place on a building site, the site will need to be surveyed by a land surveyor, who will plot out the site boundaries using pegs, and survey the sites contours.

Enrolling your building project with the NHBRC affords you an on-site dispute resolution with your builder, of and when required. In the event where a deviation from the NHBRC’s home building manual is identified, the builder will be obliged to rectify the situation, and if not, the NHBRC has the mandate to stop construction, and undertake disciplinary action against the builder.
The Warranty Fund covers all structural defects for 5 years

Enrolling your building project with the NHBRC means that for the first five years from date of occupation, you enjoy protection from poor workmanship. Also your builder is responsible to rectify all major structural defects to the property at their cost.

Our home has a lot of defects, the NHBRC gave certificates but I keep asking my developer for the certificate, but no luck! There was a NHBRC lady for the front property, but she did not even check anything

Trying to get the NHBRC to help with a problematic contractor who not only built my house badly with over 110 defects, we also now have damp rising and black mould problem with all cupboards now taking damage after just 2 months of living in the "brand new' house, a leaking roof, the chimney has no cowl so water is coming in, the chimney is badly built so huge chunks of plaster is falling inside the ceiling and we have loose brick in the roofing section - an accident waiting to happen if it falls through the ceiling. My enrolment certificate (can clearly see its a cut and paste job) was issued in 2012, a whole year before I bought a stand and registered my bond to build. To date they have not taken any action despite my several emails to the provincial manager against the contractor who is still busy registering new homes to be built. Nice ad but really the NHBRC has not protected me the consumer. They said get a lawyer, we can't help and that's what I had to do.
