    Im trying to buy my first property in the Uk from past 2 months and even If i offered the ask price, my offer was rejected because agents play with 2 high offers and go even beyond the ask price. Do you have any tips/video on it?

    Never make an offer without setting and agreeing a reasonable timetable for a completeion date. You can use that later to lever. If not it could drag on forever.

    Estate Agents don’t do their homework 1 putting up a description saying the house is semi detached and it ends up of terrace 2 Shared Driveway’s 3 what is the house your buying’s Boundary , 4 Estate Agents are only salesmen or women it’s all bout Commission

    All these tips are helpful’ BUT anyone buying a property lease or freehold, Should make sure the property has Building regulations approval ‘ Especially old buildings usually converted into flats, we made this mistake in 2017 when we bought a 2 bedroom flat in Kent’ when we tried to sell 4 years later, we discovered work had been done by the landlord/ freeholder which needed building regulations approval’ Now 3 years later , we took the Landlord “ freeholder to court and WON 😅 the freeholder is responsible for building regulations’ and has a duty of care to anyone buying the property’ If you have any concerns’ go to your local council and ask if your property is legal for building regulations’ ask the agent’ and the owner’ Any doubts’ pull out’ Our flat is unsaleable until all works are done by the owner “ which will cost thousands’ and we have to move out while while this goes on. Be warned please 🙏

    Agree with everything you said. I rarely find anything I genuinely want on Rightmove. When I almost do, very often it ends up being ruled out due to being on a noisy main road, and has a pylon in the master bedroom (slight exaggeration there, more likely the bathroom), is next to a public footpath thus the risk of a burglary is high, has vacant land adjacent that is just about to be built on, or the property has been bodged to oblivion, usually fitted with a space age kitchen by an owner that ironically lived on Just Eat deliveries. Excellent series, thanks.

    Look at stucture thoughly, never trust estate agents or solicitors. Be friendly by all means, but dont bd sidetracked into not looking at some important items.

      Thank you. SA can be done with much less. It's not a strategy I particularly recommend nor teach. Hopefully you can find an SA expert on TH-cam to help!

    Why is it more profitable to convert a C3 to C4? I am not getting it. If one is buying a 500K property, then converting it by spending 100K on it, and then lets us be saying just per chance you deciding to sell it immediately, it is worth 400K because now its a HMO..I am not getting why this one is more profitable, than just buying an existing 400K HMO?

      Great question Ravi. It very much depends on the area and rents. Using this property as an example, it was worth around £100,000 as a family home. But around 35% higher than this as a HMO. Purely because investors are willing to pay more based on the HMO rental income.

    Ah the theory of older /longer landlords getting out for lack of %profit isn't quite true ,why ?if I purchased property 15-20 years ago at 15 to 20 year prices!!! The rent % of profit goes up !!!the mortgage doesn't go up but the rent over 15-20 has over doubled!!!if on repayment mortgages, the mortgage payment can and will go down as well, all the while rent going up which makes % go up!!!! My evidence?Landladywith 10 btl all on repayment,owned for over 10 years ,that's my experience, the longer your btl goes up in value ,the rent follows the value,the more % you make ,

    I went to view property in Newark asking price was £200,000 on first day there was many people coming to view the property so i gave offer for £220,000 which 20,000 more than asking price and been accepted so Because i like the property and thought if I give below asking or lower offer they might give it to someone else so have i done right thing by giving extra £20,000? it's for buy to let.

      Great question. It depends on many factors and what your buy criteria are. The agent may have under-priced the property - sometimes this happens. Try and ascertain market value, then work backwards from there - what would be a price you'd be happy to purchase the property for.
