The real estate market as a whole maybe heading for changes in the new year. It’s always supply and demand and Hawai’i is a big demand area with limited supply. Don’t think we will see a major decline in pricing Thanks for your comments

Sellers previously paid the buyers agent commission and that may not change. However now if the sellers do not offer a commission to the buyers Realtor, then the buyers will be required to do so

Home buyers would need to pay their realtor’s commission ONLY if the sellers will not.

You are correct we have not experienced a Tsunami but do recognize they do come to Hawaii and are aware of them and did mentioned them in the video

@realestatekailuakona Kona faces Asia so any major quake from the east coast of any Asian country facing Hawaii could affect Kona. That's what happened with the Fukushima quake in 3-11-2011 and Hawaii County Civil Defense was only expecting it to affect Hio but it took out a house in Kealakekua Bay.

Great question however not an easy response. Properties taxes can vary depending on whether it is your primary residence or second home. Also if it is your primary residence and you are 60 years old or older, you get a reduction on your property taxes. So without knowing exactly your status for a 1.3 million dollar home you could be paying an annualy property tax somewhere between 6K and 11K would be a safe range. ​@realestatekailuakona possibly in the future. We bought cash in Naalehu. Not sure what route would be best for us. Like to build an ADU in the back, or possibly pull equity to buy another plantation house, problem is they do not come up often, and timing would be an issue.

Agree HOA fees are high Older buildings have deferred maintenance and the salt air does a number on all metal. The property insurance increases are as a result of all the natural disasters insurance companies are paying out claims. Nothing anyone can do with these things

Our complex got slapped with special assessment of $20k for 2-bedroom and $40k for 3-bedroom because the builder really messed up and their are numerous repairs needed. I.e, foundation, entire staircases needed replacement, etc. Waikoloa Beach HOA starts at $1,400 a month.

That is unfortunate however it seems to be happening throughout the islands with condo complexes The most common issue is under insured and assessments as a result

Everyone who lives here require services. The only services that people seem to move away from here is lack of specialized medical services Everything else seems to be readily available

Yes there are service providers on the island that charge way more than on the mainland. We ran across that same issue, but shopped out providers and found reasonable priced companies

Your comments are not correct, guess you had some bad feelings about Kona. Young working families have a difficult time buying in most places in Hawaii however you know prices in places like Hilo, Oceanside, Mountain View, Volcano, Captain Cook are much more affordable

@realestatekailuakona What's not correct? It is hot. It is expensive. Homeless, or unhoused, the liberals call them, make many public places horrible. Have you dealt with the health care system? Do you know of any private beaches? What's not correct

You can buy single family homes in Kona in the 700K range and up, it’s not hot in Kona, bums aren’t camping out on your door step and there are no privates beaches anywhere in Hawaii. I have been here for a long time and had no problem finding good doctors and medical care

You've been lucky with the health care. When you look at what 700, 000 buys you, it's expensive. Try living downtown, or adjacent, and you'll have plenty of company outside. Sorry, Kona ain't working for me. I've been here long enough that the high 80s is hot. The East side to me is more affordable and comfortable. But the majority of jobs are in Kona. If you wanna be in the service / tourism industry. The good news is the Democrat politicians love a big government. There's plenty of state or county jobs. I just don't dig real estate people trying to sell houses to mainlanders and sugar coating everything. I've seen these people believe the hype only to leave disappointed

Since you don't know me, I dont tell people what they want to hear, I tell them what they need to hear and that is the truth. Don't like real estate people, we all ain't the same. Sorry you don't like Kona as you know, it's not for everyone

The County is addressing short term rentals in residential areas with Bills, 121, 122 and 123. Hopefully this issue gets resolved in 2025
